Slower pace of life in Nassau County

Known as the birthplace of one of Florida's first train depots, the tiny Nassau County town of Callahan offers quiet, country living with plenty of history. "When I first moved here, I felt like it was a step back in time," says Stephanie DeAngelo, a Realtor with Engel and Volkers First Coast who's lived in Callahan for 19 years. Decades-old boutiques with white-fenced porches and brick churches with steeples line the neighborhood streets; a bright red train car sits next to the West Nassau Museum of History in the center of town, where residents gather for a yearly Railroad Day Festival. DeAngelo says as people drive out of downtown, the landscape opens to rural farmland. "When people move here from the hustle and bustle of a bigger city, they get a house with enough room to raise chickens or goats," she says. "They get to slow down a bit."

Traditional and ranch-style homes with acreage

Deangelo says more people from Jacksonville are flocking to the area, and home prices have gone up and down for several months. But even with fluctuating prices, she says, "It's very typical for a house to be on one to several acres of land, and people are willing to pay for that." Renovated early 2000s mobile homes with up to four bedrooms sit beside narrow, dirt roads lined with low-hanging oak and pine trees and average $230,000. Some homes have white fences surrounding grassy lots, and others have gravel driveways that cut through front lawns. Early 2000s ranch-style homes with brick and stucco exteriors offer up to four bedrooms and average $310,000. These houses sit closer together but offer front and back yard spaces shaded by cypress and live oak trees; streets are laid out in a grid and feature narrow, well-paved sidewalks. New Traditional houses built in the 2020s, with up to four bedrooms range between $550,000 and $680,000. These homes typically sit on 5 to 10 acres of land, surrounded by groves of tall oak trees, and some include private ponds. Long gravel driveways lead out to county roads, passing rows of crops and farmland.

Nearby grocery store and favorite BBQ dining spot

Residents grocery shop at Winn-Dixie and Family Dollar, both found 6 miles away in the Callahan Plaza strip mall. Callahan BBQ, fondly known as "The Chicken House," is a local favorite, for its chicken sandwiches and sweet baked beans, while Cedar River Seafood is popular for its fresh flounder filets and homemade hushpuppies. Just off 1st Avenue, shops like Small Town Rags Boutique and The Old Farmhouse offer eclectic home goods and fashions. Big-box retail like Kohl's and Target are about 18 miles east via Highway 200.

Highly-rated schools with championship-winning athletics

Kids here can start at Callahan Elementary (Kindergarten through Grade 2), which scores an overall B on Niche and continue to the A-minus rated Callahan Intermediate. Callahan Middle (Grades 6 through 8) is rated an A-minus. The B-rated West Nassau County High is known for impressive athletic teams like West Nassau Cheerleading, which won their 12th state championship in February 2023. "West Nassau is also very community-based," says DeAngelo, who taught in the neighborhood for 16 years. "They hold a lot of family nights, reading literacy workshops and STEM events for people to come check out."

Outdoor fun at Ewing Park

Circled by a quarter-mile walking trail, small Ewing Park features a playground with a roped obstacle course. Black and willow oak trees surround the tennis and basketball courts. At Callahan Ball Park, Callahan Little League holds practices and games for hundreds of kids.

Annual parades and markets near downtown

Every year, residents attend the Callahan Christmas Parade and Craft Fair where local businesses parade on tinsel-covered floats and West Nassau High’s marching band performs on US 1 near downtown; residents can check out local craft vendors for holiday-themed art and get a surprise visit from Santa. Every other Saturday, locals also like to visit local seafood trucks and jewelry artists at the Callahan Community Market near the old train depot.

Under 30 miles to Jacksonville

Highway US 1 and 301 intersect in the middle of town and can be used to get to neighboring communities like Yulee and Hilliard. Downtown Jacksonville is about a 25-mile drive away, and it’s 12 miles to Jacksonville International Airport.
