Located just outside the Baltimore Beltway loop, the Maryland community of Rossville offers plentiful suburban amenities without sacrificing proximity to the city. “The big draw is the neighborhood’s central location right off of Interstate 95,” says Betty Klepetka, a lifelong Baltimore County resident and Realtor with Berkshire Hathaway HomeServices PenFed Realty. “The school district is popular with families, and it’s right by [White Marsh Mall], so there’s great shopping.” Many residents move here to be close to the large MedStar Franklin Square Medical Center or the Community College of Baltimore County’s Essex campus, both of which are in the community. With the Inner Harbor 10 miles away, Rossville residents can experience all Baltimore has to offer from a quiet suburban base.

Houses with more space compared to Baltimore properties

Rossville has a mix of apartments, single-family homes, townhouses and condos. The oldest options were built in the early 1960s, with regular new construction since 2000. Single-family options like ranch style, split-level and new traditional homes feature mid-sized lawns and driveways on winding suburban cul-de-sacs. Recent sales prices range from around $300,000 to $750,000, depending on lot size and number of bedrooms. “It’s more about the size of the home than the lot for folks who move here,” Klepetka says. “The yards aren’t particularly large, but the available houses are bigger than the ones in the city, which is more favorable for young families.” Most recent condo and townhouse sales range between $175,000 and $400,000. Rossville’s average home value of around $350,000 is about $100,000 less than the average for the Baltimore metro area.

Education varies from Baltimore County Public Schools to community college

Students in Rossville can attend Victory Villa Elementary School, which gets a B-minus grade from Niche, followed by Nottingham Middle School. The school opened in 2024, so Niche hasn’t rated it yet. Students continue to the C-plus-rated Overlea High School, which serves as a health sciences magnet academy for students interested in pursuing careers in fields such as nursing or emergency medicine. Rossville is also home to the Community College of Baltimore County Essex, the largest of CCBC’s six campuses.

Two interstates provide access to Baltimore

Rossville is a car-dependent neighborhood with Maryland Transit Administration buses stopping throughout. Interstate 95, Interstate 695 and U.S. Route 40 all pass through Rossville, providing plenty of ways to get around the community and the greater Baltimore area. “The nice thing about the area is that you’re maybe a 20-minute commute into downtown,” Klepetka says. Downtown Baltimore and The Johns Hopkins Hospital are about 8 miles southwest, Johns Hopkins University is less than 10 miles west, and Baltimore/Washington International Thurgood Marshall Airport is 21 miles southwest. MedStar Franklin Square Medical Center in Rossville is a full-service hospital.

Shopping at Golden Ring Plaza and White Marsh Mall

At the Golden Ring Plaza shopping center on the community’s south end, residents can get groceries and other household essentials at Aldi, Sam’s Club, Walmart Supercenter and The Home Depot. On the north side, Shoppes at Nottingham Square I & II contain retail chains like Target, Best Buy and Dick’s Sporting Goods, as well as chain eateries like Panera Bread, Chick-fil-A and Crumbl. The nearby White Marsh Mall is home to roughly 120 retailers and casual eateries and sits across the street from an AMC movie theater.

Sports and wildlife at Golden Ring Park, Honeygo Run Regional Park

Golden Ring Park is a wooded green space in the neighborhood with a pond where residents can spot turtles, geese, blue herons and other wildlife. Five miles north, the over 200-acre Honeygo Run Regional Park features baseball diamonds, athletic fields and a roller hockey court outside and a 13,000-square-foot rec center containing pickleball and other athletic courts.

Musical and theatrical performances come to CCBC Essex

CCBC Essex hosts performances by student and guest musicians, the CCBC Dance Company, the Children’s Playhouse of Maryland, the Baltimore Symphonic Band and other local performance groups. The campus also hosts workshops by guest lecturers and career fairs that are open to the community.
