Living under a rock comes with its perks.
In Larkspur, Colorado, $1 million gets a buyer a 2,423-square-foot home and a 35-foot-tall red rock estimated to be 200 million years old. The home was built in 2000 by a free-spirited type who simply wanted a rock inside their house, according to listing agent Phillip Booghier of LIV Sotheby’s International Realty.
Booghier has received interest from across the country to purchase the “Rock House,” with potential buyers wanting to fly in from Los Angeles and New York.
“Cookie-cutter homes are cookie-cutter homes and seem to be what the masses are building these days, and people love houses with character, and this house has plenty of it,” he told Homes.com in an interview.

It’s hard to look past the uniqueness of the large boulder around which the home is built and how it makes up some of the interior walls. That rock has no environmental restrictions over it, and owners have free rein for uses.
The sellers built pockets into different parts of the rock, with one area including an outdoor dining table and twinkling lights, and another with a hot tub. The entire lot spans .86 of an acre and is located on a cul-de-sac.
“It’s like its own little Garden of the Gods,” said Booghier, referencing the park in Colorado Springs.

To keep pests out, the sellers have had the rock professionally sealed with an epoxy mixture once every two years, costing about $2,000.
The current owners purchased the home in 2021 and put about $200,000 into renovations, said the agent. These included remodeling the entire home, adding custom iron floating stairs and a front door, a new kitchen, landscaping, floor plan adjustments, new bathrooms and updating the multiple outdoor decks. The home has two bedrooms and two full bathrooms.

It’s a big reason why the price has increased from its last selling price of $640,000, including price appreciation, said Booghier.
Other homes in the Perry Park neighborhood are short-term rentals, making it an option for future buyers.
“If somebody wanted to do that, they would make a killing,” said Booghier, who also received a request to host a wedding at the home.
The neighborhood is built around the Perry Park Country Club, located 1.9 miles away. The average price per square foot for the neighborhood is $302, with an average home value of $945,367, according to Homes.com data. The estimated monthly payment for 6619 Apache Place is $5,627 after a 20% down payment for a 30-year fixed mortgage rate at 6.31%.
