Owners can take advantage of resort benefits, spa included

Canyon Ranch is a popular destination for healing and wellness in the secluded southern Arizona desert. A home listed in this Tucson-area resort community for $12 million looks to deliver a piece of that lifestyle to its next owner.

The four-bedroom, five-and-a-half-bath home at 3978 N Canyon Ranch Road spans 10,431 square feet on a 1.41-acre site that was originally a double lot.

If sold for $12 million — or even above $10 million — the price would mark a record for Canyon Ranch and the broader Catalina Foothills neighborhood, where the average home value is $791,498 — well above Tucson's average of $426,889, according to Homes.com data. The highest recorded price for a home sale is $4.8 million, which took place in January, according to Homes.com activity.

The property was built in 2014 as a design collaboration between G & M Design Monaco and Bart Reines — a luxury homebuilder in Miami. Frank Lococo, a real estate advisor with Sotheby's International Realty, is listing the estate. Lococo, who has a background in hospitality, sees similarities in the lifestyle the home would bring to the new owner.

"It feels like a luxury hotel," Lococo, who has a background in hospitality, said in an interview with Homes.com. "That's why it was designed with four separate suites ... and you have this amazing cactus garden that kind of wraps around the property."

Finding the right buyer

This gated community includes the Canyon Ranch wellness resort, which offers nutrition and health programs and a spa. Homeowners within Canyon Ranch are offered memberships for full use of the resort's facilities, discounts for services and consultations, and special pricing at the restaurants.

"I think the buyer for this is going to want [those amenities]. The home itself is fantastic — you can put that home anywhere and it would get attention," said Lococo. "But to be in the gates of Canyon Ranch is quite special."

Many Canyon Ranch homebuyers are business owners, Lococo added, or people who "need a place to refuel and find peace." Other likely buyers are those searching for a vacation home, or a business that may use the house for executive retreats.

The property has been on the market for just over 70 days. Lococo said his clients are preparing to be patient to find the right buyer.

"I think you'll see more activity as we come into October and the first quarter of next year," Lococo said.
