I have now been in my house for one Year!!! I have to personally thank Maurice for putting up with me during my house buying adventure. Due to certain circumstances the amount I was approved for dropped multiple times during the one year process of looking for a home but Maurice kept looking for house to meet my financials qualifications. HE also advised me of houses to steer clear of. My deal fell through and I ended up having to wait another year before I could look at houses again. I called up Maurice a year later and he was right back assisting me. I point this out because he did not have to take my call or spend the time I required to help me a 1st time home buyer. This is my first time buying a house. I'm pretty good at listening and learning from other people's stories on buying a home, but nothing really prepares you for your own experience except EXPERIENCE doing so. As I was contemplating looking for a new house I overheard a co-worker talking about how happy he was with his new home. Hello, my name is Morris Gordon. Mr. Hill is one of the best real estate agents that I have ever had the opportunity to work with. His level of real estate knowledge is exceptional and he is a kind, intelligent man. We were looking for a home around Gwinnett and Dekalb counties in Georgia. A credit score is essentially a representation of your ability and willingness to repay debt. Rather than cite a specific score, VA simply wants Veterans to be a “satisfactory credit risk” in order to utilize this program. But lenders go a step further and require that borrowers meet or exceed credit benchmarks. This type of additional requirement is known as an “overlay” and helps lenders better manage their risk. Right now, most VA lenders are generally looking for a score of at least 620. That’s well below what Veterans will typically need to satisfy conventional and even FHA lenders.

Hi Simpson, I am also a Veteran! Have you considered applying for a VA Specially Adaptive Housing Grant for Disabled Veterans and Wounded Warriors? VA Provides grants to Veterans and Servicemembers with certain permanent and total service-connected disabilities to help purchase or construct an adapted home, or modify an existing home to accommodate a disability. Two grant programs exist: the Specially Adapted Housing (SAH) grant and the Special Housing Adaptation (SHA) grant. The homes must undergo a VA appraisal and meet VA Minimum Property Requirements (MPRs) which provide general acceptability criteria for properties to ensure Veterans are moving into a safe, sound and sanitary home.

Bankruptcy – You may apply for a FHA insured loan after your bankruptcy has been discharged for TWO (2) years with a Chapter 7 Bankruptcy. You may apply for a FHA insured loan after your bankruptcy has been discharged for ONE (1) year with a Chapter 13 Bankruptcy Foreclosure – You may apply for a FHA insured loan THREE (3) years after the sale/deed transfer date. Short Sale / Deed in Lieu – You may apply for a FHA insured loan THREE (3) years after the sale date of your foreclosure. FHA treats a short sale the same as a Foreclosure for now. Credit must be re-established no late payments in past 12-24 months, depending on hardship. Application Date must be after the above waiting period to be eligible for FHA financing after hardship.

For persons age 65 or older or disabled who reside in Texas, Tax Code Section 11.13(c) requires school districts to offer an additional $10,000 residence homestead exemption and Tax Code Section 11.13(d) allows any taxing unit the option to decide locally to offer a separate residence homestead exemption. This local option exemption cannot be less than $3,000. To qualify for the age 65 or older local option exemption, the owner must be age 65 or older and live in the house. If the age 65 or older homeowner dies, the surviving spouse may continue to receive the local option exemption if the surviving spouse is age 55 or older at the time of death and lives in and owns the home and applies for the exemption. You can always call your local tax commission office to find out about specific incentives thats given to senior citizens.

How long are the leases? It depends on what is agreed upon between the landlord and tenant. A written lease agreement for longer than one year must describe the leased property clearly and in detail to be valid. Leases for one year or less are not required to contain such a detailed description of the property being leased. A lease which is for a period of more than five years does not normally create a landlord tenant relationship but instead creates an estate for years. An estate for years is taxable and can be recorded with the title to the land in the local court. Do landlords normally accept cosigners? By cosigner I guess you mean a roommate. A roommate might be either a joint tenant or a subtenant, depending upon the terms of the lease or rental agreement. When all roommates sign the lease, each one can be responsible for the full amount of the rent due to the landlord. When a roommate is not listed on the lease and has not signed the lease, the landlord cannot hold him or her responsible for rent under the lease. As far as the landlord is concerned, the persons that signed the lease are his tenants. If you are just living with someone and giving them money to stay there, you are not considered a tenant of the landlord. If you sign the lease then you are a tenant of the landlord and are responsible for getting all of the rent to the landlord, even if you paid your share already. If the landlord does not get all the money, he or she can seek to evict all the tenants listed on the lease.
