Suburban seclusion and big-city amenities are what residents will find in Southglenn. “People love the idea of being near the Streets at SouthGlenn shopping center and the High Line Canal Trail, and it’s a 20-minute drive to downtown Denver,” says Kristin Harris, Realtor with Milehimodern who has served the Denver area for more than 10 years. Adding to the mix of reasons locals love living in Southglenn is an active neighborhood association. “It’s a prime spot for peaceful living in a tight-knit, inviting community,” Harris says.
Snug tree cover gives the homes in Southglenn some separation from the surrounding bustle. For anywhere from $625,000 to $675,000, buyers will find four-bedroom, three-bathroom brick ranch- and Tudor-style homes on spacious lots reaching a third of an acre, accentuated by lovingly maintained lawns. The high end of the market falls in the $700,000 to $800,000 range for five-bedroom options, including farmhouses and colonials with large windows overlooking shaded, fenced-in backyards and views of the Rocky Mountains in the distance. “The price point is a huge draw, given the area’s convenience,” Harris says. “It’s much lower than nearby areas like Greenwood Village, where prices can climb to more than $1 million, but you’re close to many of the same amenities.” Houses sit on slightly sloping lots along the bends of Southglenn’s wide streets. While the roadways are spacious, the neighborhood’s sidewalks are slender. Condos also have a presence here. Prices range from $400,000 to $515,000, depending on the number of bedrooms and square footage.
Sitting just a stone’s throw away from many homes is the bustling Streets at SouthGlenn, an open-air, mixed-use space. The complex’s growing directory of retailers includes H&M, Old Navy and Marshalls. Residents can also make weekly grocery runs at Whole Foods. The shopping destination offers cuisines for nearly every taste, ranging from authentic Mexican cuisine at Tacos and Tequila to hearty noodle dishes at Pho 95. Games, brews and burgers keep locals coming back to Hopscotch. The bar is jam-packed with TVs, cornhole, miniature bowling, Skee-Ball and air hockey boards. A small, tree-lined promenade, known to locals as Commons Park, splits the shopping center down the middle. It’s also the site of community events like a summer concert series, which runs from June through August. Southglenn’s convenience isn’t limited to retail. Residents have easy access to medical care at AdventHealth Littleton, which sits less than 2 miles south. Downtown Denver can be reached by making the nearly 12-mile trip along North Broadway.
With several parks, a country club and expansive trails scattered throughout the area, Southglenn feels highly connected to its natural environment. A 9-hole par 3 course sits in the heart of the neighborhood, making for a great spot for golfers to practice their short game. Southglenn Country Club also serves as a hub for get-togethers like Food Truck Thursdays and movie nights. During the summer, the club’s pool gets packed. The regulation-sized pool is used for practice and meets for the Southglenn Gators swim team, which kids ages six through 18 can join.
Southglenn is bound to surrounding communities by the scenic High Line Canal Trail. A portion of the 71-mile mixed- surface greenway meanders through the neighborhood’s western end. The trail is relatively flat and carefully preserved, allowing residents to roam and discover the greater Denver area by foot, bike or horse. Residents can also take in mountain views at Clarkson Park, where two playgrounds designed for kids of different ages are perched on top of a hill. In the winter months, sledding becomes a popular pastime here. Benches are dotted around the playgrounds, and there is a covered shelter with several picnic tables where groups can gather or parents can keep an eye on the kids as they play. An unpaved gravel loop outlines the park, spanning about a third of a mile, where locals can stretch their legs.
Students have the luxury of being within walking distance of two schools, Hopkins Elementary and Arapahoe High. Both are also highly rated, earning an A-minus and A from Niche, respectively. The high school is affiliated with the Arapaho tribe of Wind River, Wyoming. Each year, the school hosts ‘Arapahoe Day,’ when tribe members visit to share customs and traditions with students. The other school in the district is John Wesley Powell Middle School, which Niche rates an A overall.
A sense of community and camaraderie is extended to locals through yearly events organized by the Southglenn Civic Association. Residents can connect at Easter egg hunts at the country club, relax on a picnic blanket or lawn chair for movie nights or join holiday decoration contests for friendly competition among neighbors.
