Westbury, one of Houston's not-so-hidden gems
Named the 2007 "Best Hidden Neighborhood" by the Houston Press and one of the 25 Hottest Houston Neighborhoods in the June 2013 edition of Houstonia Magazine. Developed in the 1950s by a New York real estate developer, Westbury was a product of a post-World War II sprawl. "Anyone could tell you that one of the biggest reasons people live here is that it's close to everything, right? Like less than 10 minutes from Galleria, Astrodome, the Houston attractions," says Valerie Runge, long-time local and Treasurer for the Willow Waterhole Greenspace Conservancy. "But what's keeping people is who you get to know and how obvious it is that locals around here care about improving our area." Recently, there's been an emphasis on further developing greenspaces within Westbury. Thanks to organizations like the Westbury Civic Club, Westbury residents remain connected and engaged; for instance, the Westbury Community Garden is maintained by Westbury residents and is one of the largest community gardens in the city, totaling about seven acres.

Thousands of midcentury moderns
Westbury is one of Houston's largest neighborhoods by home count, totaling about 5,000 properties. Of these 5,000 properties, most are mid-century modern homes dating back to the neighborhood in the 1950s. Many Westbury homes have been well-maintained or even fully remodeled. "I bought my home 30 years ago as a fixer-upper," Runge says. "Since then, I've renovated it like ten times for fun. Plenty of people like me have been here for a while, but I think new people like the idea of getting a home and making it theirs." Home prices range throughout Westbury depending on the location and lot size, typically increasing in price toward the neighborhood's north end. Three-bedroom ranch homes range between $330,000 and $360,000, while larger homes with larger lots or additional amenities usually sell between $390,000 and $450,000.

Finding the local among the big-box
West Bellfort Avenue leads residents past major errand stops, with big-name stores such as Home Depot, Kroger and Kohl's. Local businesses and necessities such as gas stations and banking locations are tucked between bigger stores. Every year in October, at the Schwartz Gazebo area of Willow Waterhole Greenway, MusicFEST sets up and draws in hundreds of people. It invites regional musicians of all genres – jazz, R&B and blues; the list goes on – to perform live while local food trucks rumble up to offer meals, beer gardens and more. There's a whole section for kids' games and entertainment, while local artisans set up shop to sell their creations for visitors.
Getting schooled with the Houston ISD
Public schools are served by the Houston Independent School District, and children can start their academic journey at Parker Elementary, which receives a B-plus on Niche and has a highly acclaimed music magnet program. The practical beauty of Willow Waterhole
Westbury has an array of pocket parks. Most known, however, is the 300-acre Willow Waterhole Conservation Reserve, featuring extensive trails, four stocked fishing ponds, a pier and much more. "It has six flood detention areas, and it started just as flood management, but we figured – why not make it fun for people?" Runge says. "We got approved for over 8 miles of ADA-approved pathways, and there's always events, like MusicFEST and movies in the park. The Greenway is a huge appeal for people to move here. Who doesn't want a great green space where you can see bluebonnets and beautiful animals without leaving the city?"

Navigating the Houston area
Major highways like U.S. Highway 90 Alternate, Interstate 610, Interstate 69 and the Sam Houston Tollway are readily accessible. Westbury is about 3 miles from the Texas Medical Center and 11 miles from downtown Houston. NRG Stadium, Houston's Museum District and the Galleria are also less than 10 miles away. Bus stops are aplenty on main roads, such as Airport Boulevard and Hillcroftt Avenue.

Overall the neighborhood is very nice. There are a lot of people riding bikes and taking walks whenever you go outside. There are gunshots from time to time near the apartment buildings. If you don't live near them you are fine and the police will be there in 3-5 minutes. The parks and pools are very nice and well taken care of. Westbury is a good place to live. And the schools are very good.
