“It’s a real up-and-coming neighborhood,” says Colin McDonald, broker and owner of McDonald Real Estate Company. McDonald has worked in the industry for 12 years. “You can’t get much more Downtown Albany than the South End.”

This neighborhood is a mixed-use neighborhood, with industrial buildings to the east, retail spaces along Pearl Street and residential homes to the west. Primarily a rental area, apartments and townhouses are common. “It’s a historic neighborhood,” McDonald says. “There are lots of row houses that were built as single-family homes. Many of those have been converted into multifamily houses now.”


Single and multifamily homes range from below the low $100,000s to the mid-$300,000s. The median sale price of $99,000 is well below Albany ’s, as well as nearby communities such as the Mansion Area , Second Avenue , Downtown Albany and Mount Hope .

A walkable, bus-able area near Interstate 787

“The neighborhood is conveniently located near Interstate 787,” McDonald says. “You can get to Downtown Albany in 5 minutes or to Downtown Troy in about 15.” In addition, the Capital District Transit Authority operates several bus lines that run north and south along Pearl Street. There are also sidewalks along most roadways, and Downtown is about a 20-minute walk.

Charter and public schools near the South End

The South End is close to several charter schools, including KIPP Albany Community Charter Elementary School and KIPP Albany Community Charter Middle School. The Albany Leadership Charter Middle School for Girls and the Albany Leadership Charter High School for Girls are also nearby. The Giffen Memorial Elementary School is on the other side of Pearl Street and is a part of the highly rated City School District of Albany.

Lincoln Park and the Empire State Trail provide outdoor recreation

South End borders Lincoln Park, a 68-acre city park that features a pool, a weight room, and multiple sports fields. The park has been recently renovated, with a new pool, updated amenities and a gateway connecting the park to its neighbors, the Empire State Plaza and the New York State Museum. The neighborhood is also near the Hudson, which is bordered by the Hudson Valley branch of the Empire State Trail. “People love to run and walk with their dogs there,” McDonald says.

“There’s concerts, events, there are things they hold year-round…in Downtown Albany, they have things all the time,” says Nicole Wilkie, an associate broker with Howard Hanna Real Estate Services and head of the Red Dog Team. Wilkie has been working in the industry for 12 years. Historic landmarks play host to community gatherings, such as:

  • Independence Day at the Schuyler Mansion State Historic Site in South End for an open house and candle making
