A neighborhood in transition
The West Hill neighborhood along Albany’s Central Avenue has one of the largest nature preserves in the state, offers a diverse and multi-ethnic food scene, and has perhaps the city's highest rate of abandoned and vacant buildings. “Albany has a serious shortage of affordable housing,” says Canyon Ryan, executive director of United Tenants of Albany, Inc., a community-based non-profit created to improve the housing conditions of low- to moderate-income Albany neighborhoods. “In West Hill, volunteers, local organizations and the city are trying to make a difference.” From the removal of a methadone clinic on Central Avenue to the creation of a new community center, West Hill is a neighborhood working toward change.
West Hill is close enough to downtown Albany to still feel connected to the capital city.

Grants for affordable housing
Most homes in West Hill are multi-family rowhouses built around 1900. Some offer beautiful brick facades, bay windows and second-story balconies. Most need repairs. “Rents are high, and incomes are not rising to meet costs,” says Realtor and property manager Jamie Brayton with Rooted Property Group. “The city has made grant money accessible for buyers who need help with down payments and closing costs. With the right resources, buying a first home is feasible for lower-income people in West Hill.” Multi-family fixer-uppers sell for as little as $30,000, and fully renovated buildings go for as high as $300,000. Single-family homes, from small cottages to tall Victorians, are priced similarly, from $30,000 to $225,000.

Accessible public transportation
CDTA bus stops are never more than a few blocks away from most homes in West Hill. Clinton Avenue has on-street bike lanes, and CDPHP Cycle, a bike-sharing program, provides stations throughout the neighborhood. Northern Boulevard, or State Route 9, takes drivers from West Hill to Interstates 787, 90 and 87, with easy access to Schenectady, Saratoga Springs and other neighboring cities. Albany International Airport is about a 10-mile drive. Train travelers can also pick up Amtrak trains at the Albany-Rensselaer Station, 5 miles away on the eastern side of the Hudson River.
CDTA will get you downtown fast on Central Ave or other parts of the capital region.
With many CDPHP bike stations around it is easy to hop on and go.

Stephen and Harriet Myers Middle, another C-plus school, offers a 10-to-1 student-teacher ratio, and Albany High, a B school, was ranked a top 10 best magnet high school in New York by Niche.

From Tivoli to Bleecker
Tivoli Lake Preserve, one of the largest urban parks in New York State, offers trails and a lake for fishing. People volunteer at the preserve’s community farm, which maintains a flock of sheep used to manage vegetation. Friends of Tivoli Lake Preserve and Farm, Inc., a non-profit community organization, stewards these efforts. Nearby, Swinburne Park features playgrounds, a splash pad, half-basketball courts and a covered roller-skating rink that doubles as an ice-skating rink in winter. Bleecker Stadium next door offers a multi-purpose sports complex used by area high schools for baseball and football home games.
Tivoli Lake Preserve will leave you with the feeling that you just left Albany.
Over at Swinburne Park you can enjoy many different playground features for kids and more.

Farmers market and victory gardens
From July through October, the West Hill Farmers Market is held on Saturdays from 1 to 5 p.m. at 72 Quail Street. The market is a shared effort by local volunteers and neighborhood farmers and gardeners to bring fresh, healthy produce to the community. Most vegetables are grown in gardens like the Albany Victory Gardens in the alley of that same block.
If you have a green thumb there is a community garden at Tivoli Lake Preserve.
Honest Weight is a great Co-op that can be found in the West Hill section for your groceries.

Crime, methadone and a community center
West Hill’s overall crime score is a 6, higher than the national average of 4, according to CAP Index. Vacant storefronts on Central Avenue contribute to this statistic, yet new initiatives like the relocation of Camino Nuevo, a methadone clinic that brings hundreds of recovering addicts into the city, are chipping away at the problems. “Safety is a big concern of residents,” Ryan says. “The clinic’s move is important.” A new community center is also planned to create a safe place for residents, with programming for seniors, childcare, a gym, fitness classes and a community meeting space.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
