"Almost all homes sell for around the $300,000 price point here, and because they're more affordable and desirability is high, homes sell really fast,” Avila says. Contemporary single-family homes from the 1990s to 2010s are common in subdivisions like Anderson Highland and Blossom Ridge, where they sit on level, well-paved roads with sidewalks that lead to pocket parks and schools. These homes feature stucco exteriors, attached garages and peaked roofs, and they range from $285,000 for a single-story home to $370,000 for a two-story one. “The two-story homes are also a lot more competitive since they’re not as common to the region,” Avila says.There’s also a scattering of all-ages mobile home communities like the 476-site Vista Del Sol and 122-site Sunshine County Mobile Park. Most mobile homes in Southwest Heights are from the 1970s to ‘90s, but a few newer constructions have made their way into Sunshine County; a four-bedroom mobile home from the 1990s costs $240,000, while a five-bedroom from 2021 costs $275,000.
Albuquerque Public Schools with career-focused and faith-based alternatives
Local kids can attend Mary Ann Binford Elementary, which earns a C from Niche, and can continue to the C-rated Truman Middle. They can then finish at B-minus-rated Atrisco Heritage Academy High, whose basketball team are regulars in the 5A State Championship bracket; the school was also featured in MARVEL’s 2012 blockbuster “The Avengers.” Abundant Life Christian School offers a private, faith-based alternative for Kindergarten through Grade 12 students, and the C-minus-rate Robert F. Less than a mile north of Southwest Heights, Interstate 40 connects to Downtown Albuquerque 2 miles away. “You can get anywhere in the city in less than 20 minutes from Southwest Heights,” Avila says. Though the area is largely car-dependent, ABQ Rides makes bus stops on the neighborhood’s major arteries, including Benavides Road, 86th Street and Rio Puerco Trail. Avila says Southwest Heights has 15 family- and sports-oriented parks scattered across its subdevelopments. The 24-acre Tower Pond Park features a skate park with concrete pools, a baseball field and a fenced-in dog park; the City of Albuquerque is set to add bathrooms, a concessions stand and shade structures to the park in 2024. Tom Tenorio Park is home to a baseball field, playset and sprawling lawn, and Bernalillo County is currently renovating it to make it a competitive sports hub; incoming amenities include batting cages, multi-purpose fields and an RV parking lot for travelers to stay overnight during tournaments.Central grocery stores and scattered local eateries
In the center of Southwest Heights, a Walmart Neighborhood Market offers discount groceries, and a Walgreen sits less than a mile down the street on Snow Vista Boulevard. Avila says most locals head outside Southwest Heights for dining, but there are a handful of popular options in and around the neighborhood. The family-owned ABQ City Limits is known for its green chile cheeseburger, and Cafe 66’s Mexican style Polish sausage blends European and Latin American breakfast foods. “Central Ave is also well-known for being lined with food trucks,” Avila says. On this on the north end of the neighborhood, India on Wheels pairs garlic naan with spicy chicken curry, and Los Puchunguis is popular for its friendly service and burritos.Church events at Calvary Chapel Southwest
Calvary Chapel Southwest is known for hosting community events throughout the year. On Easter Sunday, children can hunt for Easter eggs at Cedar Ridge Park, and for the Trunk or Treat event on Halloween, locals hand out candy from their spookily decorated cars on Fortuna Road.
