Residential neighborhood near downtown and two interstates
Wells Park is a mostly residential neighborhood sandwiched between downtown Albuquerque and the city’s iconic Old Town. The neighborhood is becoming a destination in its own right with popular New Mexican restaurants, parks undergoing major upgrades and new residents who are renovating the neighborhood’s older homes. “It’s a redeveloping area where a lot of younger people are buying,” says Toby Atencio, the owner and qualifying broker of the Lobo Realty Group. “It’s close to downtown and the Old Town area, and there’s a lot of stuff to do in Old Town.” Its proximity to the confluence of Interstate 40 and Interstate 25 adds to its appeal as well, offering convenient travel to other parts of the city and the state.
New Mexican cuisine and hatch chile-marinated beef jerky
Though it’s close to downtown and Old Town Alburquerque, the Wells Park neighborhood is home to its own set of well-known restaurants. Cocina Azul’s extensive menu consists of New Mexican dishes and Southwest-inspired burgers. What began as a small drive-in, Monroe’s has expanded to two locations that serve New Mexican breakfast plates and house specialties like seafood enchiladas, fajita quesadillas and the restaurant’s famous chile stew. Its website even provides recipes to some of the restaurant’s dishes so fans can make their favorites at home. New Mexico Beef Jerky Company crafts its famous carne seca, which is marinated with red and green hatch chiles before it’s dried. They also serve a selection of traditional New Mexican dishes and pastries. Lowe’s Corner Market, which is about a mile away from the neighborhood, has groceries and other essentials.
New additions to Wells Park coming in 2025
Wells Park—the neighborhood’s namesake green space—is home to a shaded playground, a stage, a splash pad and the Jonny Tapia Community Center. “They have indoor courts for the community to have league games,” Atencio says. “And they do programs for kids during the summer, too.” Following the trend of redevelopment across the neighborhood, the park is undergoing a $7.7 million renovation, which is projected to be completed in 2025. Expected additions include large- and small-breed dog parks, a picnic area with a lawn, shelter and a food truck parking lane, added visitor parking spaces and multifunctional athletic courts for basketball, pickleball, badminton, futsal and roller derby.
Adobe-inspired homes with prices contingent on updates
The Wells Park neighborhood largely consists of bungalows built before 1950 with Craftsman or Adobe architectural influences. Many are constructed in a sandy color palette that echoes the area’s natural environment, and while mature trees shade many front yards, grass is a rare sight. Most homes range from $100,000 to $335,000 in price, depending on their condition and recent updates. Roughly half of neighborhood residents rent their homes, and with its proximity to the center of town, Wells Park has a CAP Index crime score of 9 out of 10.
Near the intersection of interstates 25 and 40
Interstate 40, also known as the Coronado Freeway, borders the northern side of the neighborhood. One of the region’s largest thoroughfares, it traverses the entire state from east to west. Interstate 40 also connects with Interstate 25 near the neighborhood, and the latter runs through New Mexico longitudinally. Several ABQ RIDE buses stop throughout the neighborhood, running to downtown Albuquerque and other parts of the city. Fare is now free for riders.
Mariachi ensemble and Spanish biliteracy at Albuquerque High
Local children may start their K-12 journeys at Reginald Chavez Elementary School and Washington Middle School, both of which earn C grades from Niche. They may then move forward to Albuquerque High School, which earns an A-minus. Students may join advanced subject-focused groups, like the National Honor Society, National Art Honor Society, International Thespian Society and National Spanish Honor Society. Those striving to master a second language can enroll in the school’s bilingual program, which includes both native English and Spanish speakers. Albuquerque High’s music program includes ensembles like band, orchestra and choir, as well as guitar and mariachi.
