Grandiose brick homes line gently curving streets in North Allen, an idyllic Dallas suburb wedged between two major regional thoroughfares that contain several shopping centers. “Many clients are looking for a balance between suburban comfort and access to amenities, and North Allen offers exactly that,” says Kiran Shah, a Realtor with ReKonnection, LLC. “It feels residential and peaceful, but you’re never far from shopping, dining or outdoor activities.” Neighborhood green spaces are equipped with themed playgrounds where children can let their imaginations run wild, and city public schools earn high ratings.

North Allen is a collection of subdivisions with new traditional homes

North Allen is a patchwork of subdivisions, where homes with similar heights, built in similar shades of brick, create a cohesive look. New traditional brick houses built in the first two decades of the 21st century range from $540,000 to $1.5 million. The Starcreek subdivision contains many of the neighborhood’s higher-end homes, and most properties in North Allen belong to various homeowners associations (HOA) with monthly fees spanning from $50 to $150. The neighborhood is also home to a significant number of new constructions. Modern homes with flat lines go from $650,000 to $1.4 million. Some of these properties belong to the Legends at Twin Creeks 55-and-up community, which is maintained by monthly HOA fees of around $160; other new communities charge monthly HOA fees around $105 or $125. Most front lawns are braced by two leafy trees and bordered by flat, sun-bleached sidewalks, and some properties in North Allen come with as much as a third of an acre of land.

Children in North Allen are zoned for several A-rated public schools

Families in North Allen have access to highly rated public schools. “Allen Independent School District has an excellent reputation. Parents are often very school-focused, so proximity to top-rated schools is a major selling point,” Shah says. Most children in the neighborhood may attend either Jenny Preston Elementary School or Beverly Cheatham Elementary School, both of which earn A grades from Niche. Children from both elementary schools are zoned for the A-rated Curtis Middle School. A smaller area in the south of the neighborhood is zoned for Dr. E.T. Boon Elementary School, which also receives an A rating. Children from Boon Elementary may later enroll in Ereckson Middle School, earning an A-plus. Students from all three elementary schools come together at the A-rated Allen High School, which offers an International Baccalaureate Diploma Programme. The school’s distinguished Eagle Scholars — students who have satisfied a specific set of academic criteria — receive letter jackets.

Several shopping centers and grocery stores surrounded by eateries

North Allen is teeming with places to shop and dine, many of them lining U.S. Route 75. The Allen Premium Outlets are home to national brands like Levi’s, West Elm and Nike, and more shopping centers can be found farther south along the highway. “The Village at Allen and Watters Creek [Village] offer a full spectrum of retail, dining and entertainment,” Shay says. “Buyers love that they don’t have to go far for everyday needs or a nice night out.” Groceries and other essentials can be found at Kroger, H-E-B, Walmart and Whole Foods Market, which surround the Village at Allen shopping center. Papa Lopez Mexican Cantina is a locally owned favorite for Tex-Mex cuisine and margaritas. Chefs handcraft sashimi, nigiri and sushi rolls at the family-owned Shiawase Japanese Restaurant in the same shopping center.

North Allen parks feature imaginative, themed playgrounds and trails

Spirit Park sprawls across roughly 75 acres in the western portion of North Allen. The green space features “The Hideout,” a rambling playground with tubes and a rope bridge that resembles a treehouse or a fort, and colorful public art installations that look like trees from a Dr. Seuss book dot the greens. Parkgoers can practice their athletic skills on softball, baseball and cricket fields, or get their exercise in on the fitness stations placed along the park’s hiking and biking trail. The trail continues south to Waterford Park, also known as Rocketship Park because of its aerospace-themed playground that pays homage to the state’s role in space exploration. “Rocketship Park is a hit with families because of the imaginative playground,” Shah says. The Cottonwood Creek Trail runs between North Allen’s subdivisions, following a wide creek and leading to Allen Station Park, another popular city green space.

Direct routes to Frisco, Plano, Dallas and its international airport

Stacy Road spans the width of the neighborhood, continuing west into Frisco, about 11 miles away. United States route 75 borders North Allen on the east side, passes through Plano and continues into Dallas, about 28 miles to the south. Residents are about 30 miles from the Dallas-Fort Worth International Airport via the Sam Rayburn Tollway. The toll route also leads past the Medical City McKinney Hospital immediately north of the neighborhood. Homeowners in North Allen are fairly car-dependent, and no public transit services stop in the neighborhood.
