South West Arlington
Ranch-style and contemporary houses on walkable streets
Sheehan says the community’s amenities and location make it more desirable than others, raising its home values. “A $250,000 house might be $325,000 here,” Sheehan says. Single-story ranch-style houses with traditional brick exteriors fill the neighborhood. They can range from $210,000 to $500,000. Larger contemporary homes usually run from $430,000 to $875,000, though select custom homes can exceed $1 million. Two-story townhomes often sell from $230,000 to $370,000. While subdivisions can be arranged in grid patterns, many neighborhood roads have curves. The community’s asphalt streets usually have at least one sidewalk. Mailboxes can sit on posts or inside brick holders. Front yards can feature small and medium trees and bushes. Most of the area’s fencing is wood.Arlington ISD and highly rated private schools
Most students are served by the Arlington Independent School District. Some in the neighborhood’s southern section are zoned for the Mansfield Independent School District, and western residents may be under the Kennedale Independent School District. Those in the Arlington ISD area can attend Wood Elementary School, which has a B Niche grade. Boles Junior High School earns an A-minus score. Martin High School offers the AVID program, designed to help students develop skills needed in college. It holds an A from Niche. The community’s private St. Joseph Catholic School, for prekindergarten through eighth grade, gets an A-plus. Starting in 2026, Texas’ school choice voucher program will award eligible families around $10,000 toward private education.Places to fish, walk and play sports, plus a popular aquatic center
Anglers can catch the channel catfish, largemouth bass and bluegill swimming in Cliff Nelson Park’s pond. The green space also had a picnic area, a playground, tennis courts and a short walking and biking trail. It is home to Cliff Nelson Recreation Center, which provides a multi-purpose gymnasium, workout equipment and meeting rooms. The Bad Königshofen Family Aquatic Center has interactive splash pads, water slides connected to a family pool, and a separate lap pool. S.J. Stovall Park offers an equestrian trail and several athletic facilities. The Martin Luther King Jr. Sports Center hosts baseball and softball games. It has a jungle gym, a swing set, and a walking trail. Tierra Verde Golf Club has public tee times, a driving range with lights and a learning center. Park Springs Bible Church gives back to the community through its Service Saturday initiative, which encourages members to volunteer with various events and organizations on the weekend.Casual eateries and several grocery stores in the community
Residents of South West Arlington like their dining to be casual. “People gravitate to bare-bones food and cost,” Sheehan says. Prespa’s Italian Restaurant has a pizza- and pasta-heavy menu. DelCiano Pinoy Cuisine offers food inspired by the Philippines. Even Istanbul Grill, which serves Turkish entrees in an upscale environment, encourages customers to bring their own drinks. Albertsons, Kroger and WinCo Foods are in the neighborhood. It is around 4 miles from the center of the area to The Parks Mall at Arlington, which has about 170 stores.Access to major interstates, with easy drives to city attractions
Interstate 20 borders the neighborhood to the north, while U.S. Route 287 cuts through the area’s western half. A junction with I-820 is a few miles away. Sheehan says the area’s Southeast Connector project, which will widen around 16 miles of I-20 and I-820, can cause traffic jams. It has a February 2028 expected completion date. The community is less than 10 miles from Downtown Arlington. It is around 15 miles from AT&T Stadium and Globe Life Field, the homes of the NFL’s Dallas Cowboys and MLB’s Texas Rangers. Six Flags over Texas is a couple of miles further east. Dallas Fort Worth International Airport is close to 25 miles away.
