Bellevue Forest
Many residents have Potomac Overlook Regional Park in their backyards
Residents of the neighborhood can explore forested parklands from their backyards. “Bellevue Forest in particular has so much nature in it,” Arlington resident and CEO of Watson Homes Group at Keller Williams, Steven Watson continues. Half of the community of Bellevue Forest is greenery from the Potomac Overlook Regional Park, known for its nature center, where native wildlife can be observed, and outdoor summer concerts are held. Potomac Overlook also contains amenities in Marcey Road Park, with tennis and basketball courts and a playground for children, all within walking distance from Bellevue Forest. Carol Temple, longtime Arlington resident and real estate agent with Coldwell Banker, says, “The park system in Arlington is pretty phenomenal; Donaldson Run is where the parks really start.” Donaldson Run Park is a walking trail with scenic views of several stream crossings; just be sure to wear some good shoes when out on the path. There is much appeal to always having access to concentrated green space when living in one of the denser urban areas in northern Virginia.1940s-era homes with large, custom estates becoming popular
Bellevue Forest’s home values range from $1.3 million to $3 million, considering this is one of the more sought-after neighborhoods to live in the city. The neighborhood’s origins as a post-World War II suburb explain much of its midcentury ramblers and ranches, which now run towards the bottom of the range as fixer-uppers or teardown properties since many new custom homes are being built daily. Brick and stone siding are prevalent in this neighborhood, blending well with the tree cover and ample lawn space. It’s not hard to find mansion-sized properties with five or more bedrooms and over 5,000 square feet here, with extravagant features like stone veneers, front yards, pools, and basements — a rarity in a dense, metropolitan area but a luxury afforded here in Arlington.
A quick trip to Langston Boulevard reveals Metro 29 Diner and more
Bellevue Forest itself is entirely residential, with no commercial businesses in sight. However, locals can take Military Road two miles south and find a cascade of retail and dining options along Langston Boulevard, one of Arlington’s main roads. Locals get breakfast at Metro 29 Diner, which has been in the community since 1995. Metro 29 is famous for the French toast and eggs benedict, while kids can enjoy the Mickey-Mouse-shaped pancakes. Langston Boulevard also hosts a Safeway and Harris Teeter for grocery options, both within 3 miles of Bellevue Forest.
Arlington Public Schools within 2 miles of home
Arlington Public Schools serve Bellevue Forest for education, known for being highly ranked in test scores for math and writing compared to the nation’s average. Taylor Elementary School is less than a mile south of Bellevue Forest and rated an A on Niche. To finish their learning, students can attend Dorothy Hamm Middle and Washington Liberty High, both holding stellar A-plus ratings from Niche and within 2 miles of the neighborhood. Washington Liberty serves the central third of the Arlington area and uses the International Baccalaureate program to educate its students.
GW Parkway access to DC and Reagan Airport
“This area is convenient for work. A lot of houses here are only one stoplight away from D.C,” says Watson. “That’s a big deal for commuters.” More than half of Bellevue Forest residents commute to D.C. by car, and this neighborhood is one of the quickest access points to the scenic George Washington Memorial Parkway, which residents can take to DC across Key Bridge or 8 miles east to Ronald Reagan Washington National Airport, DC’s main travel hub by air. The nearest metro station to the neighborhood is 3 miles south; the Virginia Square-Ballston metro station has Orange and Silver Line, allowing public access to the greater D.C. area in under 40 minutes.
