The neighborhood appears on the National Register of Historic Places for its small businesses and Craftsman homes. It’s very diverse. It represents Atlanta well,” says Tom Atkinson, a Realtor with Keller Knapp Realty, who has been selling homes in the area for over 20 years. “You’ll see people out pushing strollers, walking their dogs and jogging. It’s vibrant and growing.”

Hosea L. Williams Drive through the center of Kirkwood has everything from houses of worship like Edgewood Church to eclectic eateries in decades-old storefronts. Le Petit Marché combines French and Southern cuisine in dishes like seafood gumbo and chicken breakfast biscuits with fig jam. A few doors down, Elmyriachi serves Mexican fare and margarita pitchers on a colorful patio. On the north side of Kirkwood, the century-old Pullman Yards complex on Rogers Street is now an east Atlanta entertainment mecca with on-site restaurants and an outdoor concert venue. Larger shopping options include Lidl on Memorial Drive, Publix on Glenwood Avenue and the Edgewood Retail District on Caroline Street.

Spring Fling, Lanta Gras and Wine Stroll
The community’s signature event is the Spring Fling every May, which focuses on a walking tour of Kirkwood’s historic homes. Spring Fling attendees can also run a 5K, listen to live music, enter the barbecue competition or shop at an artist market. Other events include the New Orleans-style Lanta Gras Parade in January and the Wine Stroll in September, which always ends with a dance party.

Kirkwood’s signature Craftsman bungalows
Brightly painted Craftsman bungalows are the dominant style in Kirkwood, alongside 20th-century American Foursquare, Colonial Revival and Cape Cod-style properties. “People know it for the bright colors, because people that are into art or the film industry gravitate there, and they lean a little more creative. The architecture reflects that,” says Adrianna Angelone, a broker with EAH Brokerage with over 20 years of real estate experience. Homes of all styles sit behind privacy hedges or picket fences surrounding large, tree-filled front yards lined with sidewalks. A bungalow can cost between $400,000 and $750,000, while family homes over 2,500 square feet range from $700,000 to $1.3 million. The neighborhood also has townhomes, condos and converted lofts. Condo units are priced between $200,000 and $500,000, and townhomes cost between $400,000 and $700,000. Kirkwood has an overall CAP Index Crime Score of 4 out of 10, which matches the national average.

Hiking at Kirkwood Urban Forest
The neighborhood is filled with both public and private green spaces. Hikers can wander through the 8-acre Kirkwood Urban Forest on Dixie Street to find a spring-fed stream, hundreds of hardwood trees and a wooden footbridge leading to a community garden. The Trolley Line hiking trail along Woodbine Avenue connects Gilliam Park and Coan Park. Together, these two parks have an urban garden, a dog park and a recreation center. Bessie Branham Park is at the community’s core on Delano Drive and has baseball diamonds, basketball courts and a playground. The private East Lake Golf Club and public Charlie Yates Golf Club are both on Glenwood Avenue, less than 2 miles away.
The Trolley Trail is a local path that connects Edgewood to other neighborhoods.

Less than 5 miles from Atlanta’s heart
Interstate 20 runs on the south side of Kirkwood, and a 5-mile drive west on the highway leads to downtown Atlanta. Metropolitan Atlanta Rapid Transit Authority (MARTA) stops are along Williams Drive and Memorial Drive. Grady Memorial Hospital is 5 miles away via I-20, and the Hartsfield-Jackson Atlanta International Airport is 13 miles southwest.
College and career prep at Jackson High or Drew Charter
Kids can start off at Toomer Elementary School and King Middle School, which both have C-plus grades from Niche. Maynard Holbrook Jackson High School gets a B-minus rating. I grew up in kirkwood and I have changed with it. I didn't allow gentrification to push me out of the neighborhood like it did for other black residents. I like the changes made to Kirkwood, but I wish people from the suburbs would stop trying to make it into a suburb. It is a city neighborhood and residents shouldn't expect it to shut down and become quiet by 8pm every night. Let the night life live through out kirkwood the way it always has.

I find it funny whenever I read how "diverse" Kirkwood is. Perhaps 10 years ago, it may have been so, however over the past five years, it has become predominantly white. just Google a photo of the neighborhood business association, which is an obvious indication of the lack of inclusion, people of color have in this neighborhood. The price of real estate has gone through the roof and just plain ridiculous. It's saving grace is its location and convenience all the Atlanta has to offer.
