Historic town with old-fashioned main street and NYC access
Families, young professionals, retirees and second-home buyers all move to Atlantic Highlands for its proximity to the beach, quaint town and easy access to NYC. Susan Natale, an experienced agent with Coldwell Banker, raised her family nearby. “First Avenue could be from 'Back to the Future,'” she says about the town’s old-fashioned main street, adding how the entire town reflects an “everyone knows everybody” vibe.
About 4,400 residents live in this Monmouth County enclave, a year-round community that gathers for the annual July 4th fireworks and fair, Halloween parade, Easter egg hunt, film fests and weekend farmer’s market.
Housing can be found at all price points, from historic Victorians in the hills to water view condos. Sandy Hook, a six-mile beach stretch that’s part of a protected national park, is just minutes away.

National Park beaches and extensive rail trail
Beaches are among the main attractions for residents. There’s a tiny beach in town at the end of First Avenue, but many locals join private beach clubs in nearby Sea Bright. Sandy Hook also offers seasonal beach passes. This pristine section is reached via a short bridge and sectioned off into numerous beaches, each with its own lot and vibe. For example, the beach at Lot C rents kayaks, while Gunnison Beach is known for nude sunbathing. There's also the 8.7-mile Sandy Hook Pathway, popular for biking and running. Nearby, The Henry Hudson Trail rivals the beach in popularity, a 24-mile paved pathway that begins in the Atlantic Highlands and follows former railroad tracks past wetlands and streams.

Victorians, hills and water views
Streets wind up hills overlooking New York Bay and the NYC skyline, climbing all the way up to the East Coast’s highest point on Mount Mitchill. Some sections are heavily wooded while others are lined with sidewalks, conducive for exercising outdoors. Atlantic Highlands is synonymous with Victorians, and many of these are perched in the hills; historic Victorians are coveted but rarely come on the market. Ocean Boulevard also weaves up into the hills and is populated with multimillion-dollar homes, but Natale estimates water views start around a million. The average home value is $790,000.
Condos start in the $200,000s and a starter home can be found for around $600,000. New construction has been popping up and starts around $2 million. Prices generally span $235,000 to $4 million.

Year-round arts and culture
In addition to the many community events, the Atlantic Highlands Arts Council holds year-round programming, like a wine-tasting fundraiser to help provide free summer programs for kids. First Avenue Playhouse is a community theater that offers dessert and a show, and Smodcastle Cinemas is a small, independent movie theater recently acquired by Kevin Smith of "Clerks" fame. It recently launched an annual film festival too.

Cute main street and outdoor dining
First Avenue is Atlantic Highland’s main street, an inland stretch populated with American flags and local shops that terminates at On the Deck. This community hangout next to the Seastreak Ferry is beloved for its fresh seafood and live music, and sunset views of the bay and skyline don’t hurt either. Nicholas Creamery draws summer crowds for small-batch ice cream and rotating flavors. Renaissance Emporium hosts multiple vintage and antique vendors under one roof. Foodtown is convenient for groceries, and additional supermarkets and big box chains are 15 minutes away in Middletown.

Strong schools with close-knit community
Public school students attend Atlantic Highlands Elementary School from pre-kindergarten through sixth grade, which scores an eight out of 10 from Great Schools. Students continue on to Henry Hudson Regional School for grades seven through 12, with an average eight-to-one student/teacher ratio and a B-plus rating from Niche.

Commuter ferries right in town
NYC commuters have the option to take the Seastreak Ferry to either Pier 11/Wall Street in about 40 minutes or to East 35th Street in about an hour. Service is most frequent during the rush hour commute. Another option is driving 20 minutes to catch the New Jersey Transit train from Middletown station, getting to the city in about 1 hour and 15 minutes. And boaters have the option to park their boats at Atlantic Highlands Municipal Marina.
Ferries to New York City are within walking distance from downtown Atlantic Highlands.

Flooding is a factor
Pockets of town are in a flood zone and were deeply impacted by Superstorm Sandy in 2012. The community has since rebuilt, but the site Risk Factor lists 277 homes at major risk of flooding within the next 30 years.
