Sandbrock Ranch was designed with a laidback feel in mind

Sandbrock Ranch is a master-planned community in North Texas with an interesting backstory. It is named after the co-founders of Highland Homes, Rod Sanders and Jean Ann Brock. The community was developed on land that was part of Brock’s family ranch and specifically designed to offer a country feel among a fast-growing suburban area. Sandbrock Ranch is known for its diverse mix of single-family homes and recreational amenities. The community is served by an on-site elementary school, and residents enjoy easy access to major Metroplex highways and plenty of shopping and dining.

A wide range of homes and price points in a unique setting

“There’s not anything like it. … It different in that [Jean Ann Brock] had a vision, and she wanted to keep that ranch theme,” says Christi Stevens of Coldwell Banker APEX, who has sold several homes in the community. “It has character and charm that you don’t see in other communities.”
In addition to Highland Homes, Coventry Homes and David Weekley Homes have been part of the development. The community’s brick-built offerings are designed with the Texas weather and residents’ utility bills in mind. Single-story and multilevel homes are built close together in walkable subdivision settings. Front yards are small, but back yards have room for pools. Young trees add curb appeal to quiet streets. Driveways and attached garages are standard features. Prices range from the low $300,000s for a three-bedroom model with 1,600 square feet of interior space to about $1 million for a five-bedroom model with more than 4,000 square feet. Sandbrock Ranch’s median sales price in the high $500,000s puts it between the nearby communities of Union Park and Windsong Ranch .
HOA fees are under $100 per month, but prospective buyers should be aware that the community is part of the Denton County Municipal Utility District No. 6. The MUD helps fund infrastructure that includes roads and water and sewer services. Fees are added to homeowners’ annual property tax bills. Such fees often go away after a community is completed and infrastructure debt is paid off. Roughly 2,600 homes are planned in total, and completion is expected by 2030.

Community elementary part of highly rated Denton ISD

The community is served by the highly rated Denton Independent School District, which has raised more than $1 billion in the past decade-plus for renovations and expansion. Sandbrock Ranch Elementary School opened in 2022 to serve the community’s youngest students, and nearby Pat Hagan Cheek Middle School opened in 2023. Older students can attend Ray Braswell High School.

Unique amenities include a treehouse playground

“It has a lot of amenities that other communities don’t have. Unique amenities,” Stevens says. HOA-funded amenities are anchored by a carriage house amenity center with a gym. Outdoor recreational attractions include:

  • The Lookout treehouse playground
  • Two catch-and-release fishing lakes
  • Parks, trails and open green space
There’s a resort-stye pool at the carriage house, and another amenity center is planned. HOA fees also help fund a busy social calendar, which includes fitness classes, social gatherings, children’s activities and seasonal celebrations. Sandbrock Ranch’s emphasis on community events is similar to that of Union Park, a more established community known for its active lifestyle. But Sandbrock Ranch has a more relaxed vibe.
Lewisville Lake is a popular nearby attraction. The nearly 30,000-acre reservoir is known as the “Urban Bass Fishing Capital of Texas.”

Easy access to Frisco, Plano and Dallas via North Dallas Parkway

It’s about an 8-mile drive to the North Dallas Tollway, which connects commuters to the following destinations:

  • Frisco, about 15 miles south
  • Plano, a little over 30 miles south

Big-box retailers, grocery stores and restaurants along U.S. 380

“There’s a lot of shopping nearby, especially on 380,” Stevens says. The busy commercial corridor about 5 miles south of the community includes a pair of Walmarts, a Costco, an H-E-B, a Kroger, a variety of restaurants and a Baylor Scott & White emergency care center.
