Dayton Triangle is a dense urban neighborhood convenient for drivers, walkers and bus riders. Though you can find a single-family home here, Dayton Triangle is known for hosting mainly condo and town house developments in various Craftsman and modern styles. William Watson, a 34-year Colorado real estate agent, says, “It tends to be more working professionals who live here, with all the townhouses and condos, but the very strong schools mean that families feel comfortable in town as well.”
Condos go anywhere from $110,000 and 625 square feet to $420,000 with 1,534 square feet. Town houses range from $300,000 to $575,000. A walk in Dayton Triangle reveals an urban neighborhood with countless amenities close by. Sidewalks are wide and well-established. Parking is a mix of reserved spots in front of residences or attached garages. A modern neighborhood with modern conveniences, where working professionals thrive on their nights off.
Watson mentions, “Dayton Triangle is under a Denver address, but it’s within Arapahoe County. You get arguably the best school district in the state with Cherry Creek Schools.” Nearby schools within the district include Ponderosa Elementary School and Prairie Middle School, both rated a B-minus on Niche and Overland High School, rated a B-plus and featuring a Sources of Strength club for overcoming day-to-day emotional and mental obstacles through group discussion and counseling, a way for the student body to be seen and heard and not judged by each other.
After school, kids fill playgrounds and play tag in spaces like Cheyenne Arapaho Park, a 4.6-acre park within the neighborhood. Many residents also walk their dogs here. The High Line Canal Trail is a flat walking trail that cuts through Aurora and is walking distance from the neighborhood's west side. It runs 71 miles in its entirety and allows pedestrian access to Colorado wildlife and the greater Denver region. And 8 miles to the south, wander through the blooming greenery of Cherry Creek State Park, where visitors can bike, walk their dogs in a leash-free section, spot bald eagles and red-tailed hawks, picnic, and camp amongst the cottonwood trees. But on snowy and rainy Colorado days, head to Bowlero, just 2 miles east in neighboring Heather Ridge, to knock down pins and munch on chicken and fries with friends.
Two shopping centers are within the neighborhood limits to the east. The Gardens on Havana Shopping Mall features chain restaurants and name-brand retail like Target and Kohl’s. Below that is Buckingham Village Shopping Center, featuring toy stores, print stores and two banks. For groceries, you have the options of Safeway, King Soopers, Walmart and Costco, all within walking distance and without leaving the neighborhood. For more organic tastes, try Incredible Edibles Farmers Market and pick up some watermelon, cherry tomatoes, and roasted chilies in the summertime. As far as dining, you can find familiar chains like Pizza Hut and Red Robin or try a local gem like Seoul K-BBQ & Hot Pot for dining. Serving barbecued short rib, octopus and all-you-can-eat hot pot.
The intersection of Colorado Route 30 and Colorado Route 83 forms the triangle corner that gives the neighborhood its shape. A brief 9-mile drive on Route 83 takes you to downtown Denver. Five RTD bus stops are within the neighborhood, serving the 83L and 11 bus routes, bringing Denver within reach even without a car. Walkability is valued highly here, considering its population density.
