A comfortable Aurora suburb

About 10 miles south of downtown Aurora, Pheasant Run attracts buyers for its excellent school district and abundance of nearby recreation. Just a few miles from the serenity of Cherry Creek State Park, this colorful residential community invites homebuyers to slow down and appreciate all that southwest Aurora has to offer. Pheasant Run was one of the original neighborhoods built around Smokey Hill High School in the 1970s, according to Mauri Tamborra, a broker associate with RE/MAX Leaders who has sold homes in the area. The school is in the Cherry Creek School District, an award-winning district that Niche names the third-best school district in the state. “When people are coming from out of state, they may not know much about Colorado, but they know they need to be in the Cherry Creek School District,” Tamborra says. “It has always been super-sought after.” In addition to the excellent schools, residents enjoy the convenience of a growing list of amenities as Aurora continues to develop eastward, like the upscale Southlands shopping, dining and entertainment center, about 6 miles away.

Neighborhood and state parks

Walkable from many homes in the community, Sunburst Park features a joyful playscape on top of a colorfully designed rubber surface. Kids of all ages enjoy the multilevel playground, complete with towering slides. Parents can easily keep an eye on the kids while setting up snacks under the covered picnic area. A paved path surrounds a large open field, and residents often gather for pick-up games on the basketball court. Residents hoping to practice their home run swings can head over to Kalispell Park, which offers direct access from residential streets with adjoining sidewalks. At Wagon Trail Park, young students can play pioneer on the wagon-themed playscape before returning to class at Independence Elementary next door. In the summer, Pheasant Run Park welcomes residents for a refreshing dip in the outdoor pool, complete with multiple slides. For a beachier experience, you’ll find a sandy shoreline for swimming and opportunities for watersports on the Cherry Creek Reservoir just a few miles away in Cherry Creek State Park, a 4,000-acre park with more than 35 miles of trails to explore.

Conveniences close to home

After a busy week, restocking the fridge is easy at King Soopers, located in the nearby Quincy Place shopping center. A few doors down, is an all-you-can-eat experience at Sushi Totoro, where local favorites include the tobiko-topped Red Rock Roll. But that’s not the only restaurant in the area offering locally inspired dishes: At Coloradough, residents can savor themed pies like the Red Rocks Pizza, which is a twist on the classic barbecue chicken pie. Walkable schools in a desirable school district

Students in the neighborhood attend schools in the highly rated Cherry Creek School District, like Independence Elementary School. Maintaining a grade of B-minus on Niche, Independence Elementary engages kids with project-based learning opportunities in the school’s new Discovery Center. In middle school, most students will make the short trek south to Laredo Middle School, which shares a campus with Smoky Hill High School. “The whole neighborhood is within walking distance of the schools, and there are additional lights on Smoky Hill Road to make crossing easier and safer,” says Realtor Jason Morris of eXp Realty, host of the Living in Aurora Colorado YouTube channel. Laredo Middle School has a grade of B-plus on Niche and offers a design program that focuses on both digital and robotics models. Smoky Hill High School proudly boasts a grade of A-minus on Niche and invites students to prepare for their future with career and technical training in fields like health sciences, business administration and automotive maintenance.

What to expect when house-hunting in the neighborhood

West of Chambers Road, single-family homes dominate the landscape in this Arapahoe County neighborhood, while to the east, townhouse communities are more prevalent. Most of the homes are one or two stories and built in the 1970s and 1980s; the older homes combined with the high number of townhouses make it a popular entry-level neighborhood. Front yards are well-kept if a bit narrow, but homeowners have plenty of space for patio dining or a playset in the large, fenced-in backyards. Single-family homes are typically priced from $450,000 to $750,000, while townhouses usually sell between $315,000 to $415,000.

Getting around the area

Most Pheasant Run residents will need a car to get around the greater area, as public transportation in the area is limited to bus service around the edges of the neighborhood. State Route 83 is close to home and leads to Interstate 225, convenient for navigating the greater region. Pheasant Run residents can take flight from Denver International Airport, located within 25 miles of home.
