Barton Creek West is a desirable and family-friendly HOA neighborhood
Settled 12 miles west of Downtown Austin, Barton Creek West is a sought-after HOA community that’s folded into an expansive nature preserve and boasts the highest-rated school district in the state. “People come here to be in the more affordable HOA community that’s part of the Eanes school district, which is the best in Austin,” says Amani Wang, a Realtor with eXp Realty who has lived in the neighborhood for 30 years. “A lot of families move to this neighborhood, and there are so many activities for the kids.” Moreover, the community is situated far from major highways, tucked down a private two-lane parkway that cuts through Barton Creek Habitat Preserve. In addition to this quiet, family-friendly atmosphere, Barton Creek West has a CAP Index crime score of 1 out of 10, the lowest possible score.
Residents have access to the Greenbelt and Barton Creek West pools
A major advantage to living in Barton Creek West is access to the suburban amenities within the HOA-designated community. “We have 400 acres of the Greenbelt that belongs to Barton Creek West,” Wang says. “The greenbelt, privately owned by the HOA, has 7 miles of hiking and biking trails. Several entrances to it are sprinkled throughout the neighborhood. You can walk out to your backyard and access this amazing span of wilderness that’s protected.” The Greenbelt is part of the larger 4,000-acre Barton Creek Habitat Preserve. The protected space is dedicated to rehabilitating endangered animals, particularly songbird species including the rare golden-cheeked warbler. “Because there are almost 400 homes in the neighborhood, we can say that we each figuratively own an acre of the Greenbelt.”
The subdivision features two pools, with the Barton Creek West Pool serving as the main pool and the Barton Creek West Little Pool providing a more private option. The former has a lifeguard on duty and is home to the neighborhood’s swim team, the Barracudas. “The smaller pool is wonderful for birthday parties and smaller gatherings or more intimate events because it’s hidden and tucked away, not on the main road,” Wang says. There’s also a sand volleyball court, a basketball court and a playground. The community hosts several family-friendly events throughout the year, including Easter Egg hunts and the highly anticipated Fourth of July Parade. “We have a firetruck from the fire station, and kids will get on their bikes or their scooters and follow behind the firetruck through the neighborhood,” Wang says.
Spacious New Traditional homes are hidden down Creeks Edge Parkway
Creeks Edge Parkway, right off Bee Caves Road, welcomes visitors with a hardscaped median and two large stone Barton Creek West signs. Residents continue along the parkway, passing open green fields dotted with stately oak, juniper and elm trees. Upon veering off onto residential streets, including Scenic Bluff Drive and Circleview Drive, two-story New Traditionals with brick exteriors begin to appear. Some properties exhibit a colonial-style appearance, while others have more Spanish Revival influences. Built in the late ‘80s to early ‘90s, these homes feature multi-car garages and between 2,500 and 5,500 square feet of interior space. “They’re very Texas-style homes,” Wang says. “The majority are on one-fourth to one-third of an acre, but there are a handful on one to two acres. But you don’t see your neighbors because 90% of the homes are on the Greenbelt." Price tags generally range between $1.1 million and $1.65 million, and HOA fees hover around $425 per quarter.
Eanes Independent School District is rated the best in the state
Students in Barton Creek West are part of the Eanes Independent School District, which is not only rated an A-plus by Niche but also ranked as the No. 1 school district in Texas. Barton Creek Elementary School and West Ridge Middle School, both of which receive an A-plus, are located within the neighborhood. “There are two ways to get into the community, one of which passes the elementary school and the middle school,” Wang notes. “By law, there has to be more than one entrance into the subdivision because of these schools within it.” Westlake High School, which also holds an A-plus, offers more than 200 student clubs and a robust athletic department that includes both a girls and boys water polo team, as well as a slew of state championships in different sports.
St. Michael’s Catholic Preparatory School is a co-ed kindergarten through twelfth-grade private school option in the area, divided into a lower school and an upper school on the same campus. Also located on-site is Saints Peter and Paul Catholic Church.
Residents can shop, dine and socialize at the Hill Country Galleria
While there is no retail inside Barton Creek West, shopping centers bookend the community. “The Galleria Mall, which I think is the best-kept secret, is 10 minutes away,” Wang says. “And in the other direction, we’re 10 minutes from the Village at West Lake.” The Hill Country Galleria shopping area, 3 miles down Bee Caves Road, features grocery stores like Whole Foods and H-E-B, the Cinemark Hill Country movie theater, a trampoline park, Dillard’s and other big-box stores. There are also several popular restaurants in this retail hub. Mandola’s Italian Kitchen is a local spot for Italian cuisine, and All Star Burger is a counter-serve burger joint with fresh salads and milkshakes. Cafe Blue is an upscale island-themed establishment that offers seafood and cocktails. “The Galleria Mall area is a wonderful place for eating and socializing,” Wang says. “And they do all kinds of events like live music and the Bee Cave Farmers Market,” which is open each Sunday. Wang also mentions that Bee Cave Park is at the Galleria, a favored park for dog walks.
The car-dependent community is between Route 360 and Route 71
Bee Caves Road is the main way for residents to get to other parts of the city, connecting to Route 360 on the east side and Route 71 to the west. “Twenty years ago, Barton Creek West was the only subdivision between 360 and 71, and everything else since then has been built up between the two highways,” Wang says. “The traffic has gotten busier in recent years, but you can get to Austin in 20 to 25 minutes on a good day.” Downtown Austin is 12 miles away, while Austin-Bergstrom International Airport is about 20 miles from the neighborhood.
