Eclectic Western Austin neighborhood

Cuernavaca, lovingly referred to as Cuerny by residents, is one of the most eclectic neighborhoods on the western side of the Austin metro area. Take Butters the goat, the mascot of Civil Goat, the quaint coffee shop along the neighborhood’s main thoroughfare, which has created a blend of country comforts and modern convenience — much like the community itself. “It’s a bunch of goats,” says Monica Jones, a Realtor with Compass and a 15-year resident of Austin. “It’s definitely one of the best amenities in the area. It’s a really diverse neighborhood as a whole. There’s a lot of different builders and kinds of homes, plus being close to the river is a big draw.” Lake Austin wraps around the northern end of the neighborhood, which gives residents easy access to nature, and downtown Austin is only 12 miles away.

Trails and parks along Lake Austin

Cuerny’s situated just below Lake Austin, which not only provides a pretty view for lakefront homes but also provides a great place for a day outdoors. Residents cool off on hot days at Lake Austin, and hikers rough it through the trails at Commons Ford Ranch Park, which has several paths along a wooded landscape. Some trails even lead around naturally formed waterfalls. Austin Lake Hills residents take their boats to the community boat launch to spend the day on the water. The subdivision offers a private pool to swim laps in, but Lake Austin is also close by for a day on the river.

Upscale housing near the lake

Cuerny has a diverse offering of homes throughout the many subdivisions that encompass the area. Everything from multi-acre estates to raised ranches built in the late 80s into the 90s is represented, along with lakeside properties that are sold at a premium. House prices can range greatly depending on the subdivision, with some homes in the Austin Lake Estates subdivision selling for $600,000, whereas homes in the gated Saratoga Point neighborhood can cost up to $3 million.

Highly-coveted Eanes Independent School District

The Eanes Independent School District may be relatively small, with a total of nine schools, but its reputation for excelling academically has made it a sought-after district for parents. “It’s continuously one of the top-rated schools in the state, and it’s hard to find new homes in the area that are zoned to Eanes,” Jones adds. Children will likely start at Valley View Elementary School, which earned an A grade on Niche, followed by West Ridge Middle School, which received an A-plus. Westlake High School also has an A-plus grade and is home to a powerhouse football program that has the third best all-time winning percentage in the state

Getting around the Austin metro area

The Lake Austin area is pretty secluded from the city, but local roads lead to the Texas State Highway 360 Loop which travels throughout the metro area. Bee Cave Road leads straight to downtown, set just 13 miles away.

Breakfast with goats and more local options

Butters the goat is the star of the show at Civil Goat, a local coffee shop, bringing visitors from all over Austin to enjoy freshly brewed coffee on the patio while he munches on grass and saunters around his playpen. Dining options in the area are sparse, but there are options close by. Residents in the mood for Italian fare can head to Patrizis for dinner, and fatty brisket, along with other tender barbecue combos, await residents at Bee Caves B-B-Q on Bee Cave Road. Lakehills Grocery is around for a quick store run, but residents will have to drive west down Bee Cave Road to reach H-E-B and Whole Foods.
