Shady Hollow’s wide neighborhood streets feature a broad selection of homes, built from the 1970s to the 2000s. The architectural styles here vary by age. Many of the area’s oldest houses are ranch- and contemporary-style options, while New Traditional homes are predominant among properties built in the mid-1980s and later. “People that like Shady Hollow are sometimes looking for an older home that they could potentially renovate, if it’s not already renovated,” says local Realtor Heidi Trevithick, who’s with JBGoodwin Realtors and has roughly 10 years of real estate experience. Houses around Shady Hollow come with lots stretching anywhere from one-fifth of an acre to over an acre. Homes under 3,000 square feet typically sell for prices from the mid-$400,000s to the upper $800,000s, while larger properties can reach over $1 million. “Shady Hollow has a wider range of home values,” says Lori Steinbarger, who’s a broker associate at All City Real Estate and grew up in Austin. “There’s first-time buyers, retirees and growing families.” Shady Hollow’s association fees are often between $40 and $50 per month.

They contribute to an environment where it’s common to see people out and about, enjoying the outdoors. “This is the kind of neighborhood where you’ll see a lot of kid activity and people walking their dogs,” Steinbarger says. Capistrano Park offers a playground, plus tennis and basketball courts and a pool. The pool hosts a neighborhood swim team called the Shady Hollow Stingrays, which has been around for more than 40 years. Gatling Gun Park features another playground and open field space. Shady Hollow West Nature Preserve provides a quiet spot for nature walks, similar to the bigger Bauerle Ranch Park just outside the neighborhood. “Bauerle Ranch is a pretty popular place to go hiking,” Trevithick says. “It’s really easy to let your kids go in that area.” Shady Hollow also has its own rec center, the David C. Ellis Community Center, where you can take fitness classes.
Entertainment, dining and shopping options are just minutes away
Shady Hollow is only about 3 miles from a stretch of Menchaca Road that’s known as the South Austin Entertainment District. The district is booming with bars and other businesses, like:
Armadillo Den, which dubs itself as “3 acres of South Austin awesome” and is home to five food trucks, several TVs, nightly live music, and a menu of beer and cocktails
Bouldin Acres, a bar and grill that doubles as a place to play pickleball
