Older homes, larger lots and broad prices shape this market

Shady Hollow’s wide neighborhood streets feature a broad selection of homes, built from the 1970s to the 2000s. The architectural styles here vary by age. Many of the area’s oldest houses are ranch- and contemporary-style options, while New Traditional homes are predominant among properties built in the mid-1980s and later. “People that like Shady Hollow are sometimes looking for an older home that they could potentially renovate, if it’s not already renovated,” says local Realtor Heidi Trevithick, who’s with JBGoodwin Realtors and has roughly 10 years of real estate experience. Houses around Shady Hollow come with lots stretching anywhere from one-fifth of an acre to over an acre. Homes under 3,000 square feet typically sell for prices from the mid-$400,000s to the upper $800,000s, while larger properties can reach over $1 million. “Shady Hollow has a wider range of home values,” says Lori Steinbarger, who’s a broker associate at All City Real Estate and grew up in Austin. “There’s first-time buyers, retirees and growing families.” Shady Hollow’s association fees are often between $40 and $50 per month.

Families have nearby campuses and districtwide choice

The highly rated Austin Independent School District serves Shady Hollow. Residents are within 3 miles of a full pipeline of possible schools, from elementary to high school. The list includes Bailey Middle School, which is located by the neighborhood’s Shady Hollow West Nature Preserve and offers programs in carpentry, culinary arts and engineering. Austin ISD also allows for school choice through magnet and admissions-based programs, as well as transfers to non-zoned campuses, with placement typically determined by program criteria and lotteries when demand exceeds seats.

Parks, trails and a community center offer plenty of outdoor options

Parks are part of Shady Hollow’s layout, and are maintained through the community’s HOA fees. They contribute to an environment where it’s common to see people out and about, enjoying the outdoors. “This is the kind of neighborhood where you’ll see a lot of kid activity and people walking their dogs,” Steinbarger says. Capistrano Park offers a playground, plus tennis and basketball courts and a pool. The pool hosts a neighborhood swim team called the Shady Hollow Stingrays, which has been around for more than 40 years. Gatling Gun Park features another playground and open field space. Shady Hollow West Nature Preserve provides a quiet spot for nature walks, similar to the bigger Bauerle Ranch Park just outside the neighborhood. “Bauerle Ranch is a pretty popular place to go hiking,” Trevithick says. “It’s really easy to let your kids go in that area.” Shady Hollow also has its own rec center, the David C. Ellis Community Center, where you can take fitness classes.

Entertainment, dining and shopping options are just minutes away

Shady Hollow is only about 3 miles from a stretch of Menchaca Road that’s known as the South Austin Entertainment District. The district is booming with bars and other businesses, like:

  • Armadillo Den, which dubs itself as “3 acres of South Austin awesome” and is home to five food trucks, several TVs, nightly live music, and a menu of beer and cocktails
  • Bouldin Acres, a bar and grill that doubles as a place to play pickleball
  • South Austin Beer Garden, which is known for its wide selection of brews on tap
  • The Hive, where you can grab either a coffee or a cocktail
The Tanglewood Village Shopping Center at the corner of Menchaca Road and West Slaughter Lane features an H-E-B for groceries and Gomez Western Wear, where you can shop for handmade boots. Shady Hollow Village, farther along West Slaughter, offers a Randalls supermarket and several restaurants, including Madam Mam's Thai Cuisine.

Highways and transit options help locals get around Austin and beyond

This area seems somewhat secluded when you’re on residential blocks, but major highways and other transportation amenities are available close by, including:

  • The MoPac Expressway, which provides a straightforward route to downtown Austin, 14 miles away
  • Interstate 35, which you can use to make the roughly 70-mile trip to San Antonio
  • CapMetro bus stops, which are available on nearby Slaughter Lane and part of a system with several dozen routes around the Austin region
  • Austin-Bergstrom International Airport, which is just under 20 miles away and offers nonstop flights to cities from Dallas to London
