Travis Heights ties the old with the new

Travis Heights’ homes are like a trip through time contained in one leafy neighborhood just south of Austin ’s downtown. You can find homes here built in every decade back to the 1910s, all of them shaded by wiry oak trees that accentuate the area’s lived-in feel. Many of the houses are steps from outdoor attractions including a creekside trail and a lakeside boardwalk, and you can refuel after a trip to either at one of the several restaurants along nearby South Congress Avenue. Neighboring Interstate 35 provides a straightforward route to the center of the city and beyond.

A mix of century-old homes, modern builds and wide-ranging prices

The houses in Travis Heights help tell the neighborhood’s story. A streetcar expansion south of Lady Bird Lake spurred development in the area in the early 20th century, so many of the area’s existing houses date to that era, helping form what’s known as the Travis Heights–Fairview Park Historic District on the National Register of Historic Places. Development has continued in Travis Heights, resulting in a mishmash of architecture, from classic bungalows to midcentury ranch-style homes to 2020s contemporary-style homes. The properties were built on the area’s lightly rolling landscape, bisected by Blunn Creek. “The roads that were initially poured and made in there were made by the people who had to know where the floods come in and where high water comes in and where drainage runs off,” says David Haynes, a local Realtor at eXp Realty who has about 24 years of industry experience. “And so you’ll have a 2-acre lot next to a quarter-acre lot, and across the street there’ll be a third of an acre lot and down a little bit there’ll be a condo community. It’s a very mixed bag.”

Travis Heights’ variety is reflected in its pricing. Single-family homes under 2,100 square feet typically range anywhere from the mid-$500,000s to about $1.1 million, while larger properties fetch numbers from roughly $1.2 million to over $3 million. Condos in the neighborhood sell for prices from the mid-$100,000s to the upper $800,000s in most cases, with monthly HOA fees between $100 and $500.

Parks, pools and trails anchor outdoor life in the area

Little Stacy Neighborhood Park and Big Stacy Neighborhood Park are centerpieces of the neighborhood, and they date to the ’20s and ’30s, respectively. “If you’re a local and you live nearby, like within walking distance, Big Stacy and Little Stacy are very popular,” Haynes says. The two parks are just about a mile apart, and combine to offer amenities including:

  • Little Stacy Wading Pool, which is open from June to August and is 3 feet at its deepest
  • Big Stacy Pool, which is available from mid-May through late September, has six lanes and goes to a maximum depth of over 9 feet
  • Little Stacy Park Tennis Courts, which sit side-by-side and are fenced-in
  • Playgrounds for the kids, which are available in both parks
Outdoor enthusiasts can also hop on the paved Blunn Creek Greenbelt Trail to stroll or jog from one park to the other. Residents are close to the mile-long Boardwalk at Lady Bird Lake, which provides prime views of downtown across the water. If you’re looking for more of an escape, the nearby Blunn Creek Nature Preserve has secluded trails to explore across a 40-acre expanse.

Local favorites and national brands are available along South Congress

If you live in Travis Heights, you’re just minutes from South Congress Avenue, a stretch that’s full of flavorful restaurants and eclectic shops. Among the businesses on South Congress are:

  • Bennu Coffee, a café that’s open 24 hours a day, seven days a week
  • Hopdoddy Burger Bar, a spot where you can pair a bison burger with an order of truffle fries
  • Güero's Taco Bar, a Tex-Mex restaurant known for items including its al pastor tacos and brisket tacos
  • Allens Boots, a western wear store that dates to 1977 and has its own line of handmade boots
  • Big Top Candy Shop, a place where you can satiate your sweet tooth with shakes, taffy, fudge and more
There’s also an H-E-B on South Congress Avenue for grocery runs, plus national brands like Nike and Alo for more retail therapy.

Nearby elementary and middle schools have dual-language programs

Kids in the neighborhood can attend schools in the highly rated Austin Independent School District. That includes the centrally located Travis Heights Elementary School and Lively Middle School, both of which have dual-language programs in Spanish and English. Austin ISD also has several school-choice pathways, including magnet and admissions-based programs and in-district open enrollment. Placement often depends on campus capacity, application requirements and lottery systems for oversubscribed schools or transfer seats.

Easy access to downtown, public transit and the airport

You can hop on Interstate 35 or South Congress Avenue to cross over into downtown Austin, about 3 miles away. South Congress also has bike lanes and several of the area’s CapMetro bus stops. Austin-Bergstrom International Airport is about 9 miles away using I-35 and Texas state Highway 71. “It’s a very well-located area for peace and calm in your neighborhood, but quick access to get to the airport or to get anywhere else you want to go, " Haynes says.
