The cozy charm of Wells Branch
Just north of the Austin city limits, Wells Branch fits snugly between two of the area’s main highways. But the neighborhood itself feels like a cozy suburb that families love, with parents and children alike enjoying the area’s comfortable charm. “My kids, anytime I’ve even thought about wanting to move from Wells Branch, they’re like, ‘No! No!’” says Michelle Perez, a Realtor with Austin Executive Homes who has lived in the area for over 30 years. “One of my older daughters who just moved out, she moved into an apartment complex nearby — she moved out, but she didn’t want to leave the neighborhood.” Wells Branch’s family-friendly nature and the area’s reasonable home prices for the Austin area make it a favorite for potential homebuyers.
Wells Branch’s ranch and bi-level homes
Outlined by the MoPac Expressway and Interstate 35 with Route 45 as its northern border, the commercial areas of Wells Branch cluster around the highways, with the neighborhood’s quiet, tree-lined residential streets at its center. While the area does have a few apartment complexes, the neighborhood’s brick-faced ranch and bi-level houses with attached garages make up most of the inventory. These start around $300,000, while homes on larger lots can go up to the mid-$700,000s.

Trails and parks in Wells Branch
With neighborhood paths to explore, residents can feel like they’ve been transported into a storybook. “The cool thing about Wells Branch is there are lots of hidden trails,” Perez says. “You can’t see them from the street but there are hike and bike trails through lots of the neighborhood. There are tunnels and they spit you out in the woods. I tell people it’s kind of like going into ‘Winnie the Pooh’ land.” Locals can jog around Mills Pond in the neighborhood or cast a line from the fishing pier. And Katerine Fleischer Park has soccer fields as well as a recreation center, complete with an outdoor pool.
Commuting via MoPac Expressway and I-35
Set between the MoPac Expressway and Interstate 35, Wells Branch has access to two major commuting routes across Austin. Downtown sits just 15 miles away, though rush hour traffic can drastically increase travel times. Much closer than downtown is The Domain, a newer development five miles from the neighborhood where many of Austin’s tech companies such as Indeed and Amazon have either opened new offices or moved their operations. Austin’s CapMetro system also serves Wells Branch, with high-frequency bus routes as well as access to the MetroRail Red Line with the Howard stop just outside the neighborhood.
Zoned mostly to Round Rock ISD
Students in Wells Branch mostly attend the Round Rock Independent School District, though some of the southeast portion of the neighborhood is zoned to the Pflugerville Independent School District. Within the Round Rock district, Wells Branch kids start at either Wells Branch Elementary, graded a C-plus by Niche, or Johnson Elementary, given a B-plus. They then move on to Deerpark Middle, rated a B-plus, and the A-graded McNeil High. McNeil is an International Baccalaureate World School, with students given the opportunity to earn the IB Diploma during their time in high school.
Joe Lee Johnson Elementary School in Wells Branch is a top-rated Round Rock ISD school.

Shopping in La Frontera Village
Neighborhood residents only have to go a couple of minutes in any direction to find restaurants and entertainment. Along with a Cinemark movie theater, locals frequent chains such as Texas Roadhouse set up along I-35, while the La Frontera Village shopping center just north of Wells Branch offers a Sam’s Club and Lowe’s. Adjacent to the MoPac Expressway, Ramos Tex-Mex serves classics like tacos and fajitas in a modest but comfortable setting. H-E-B has multiple outposts near the neighborhood for grocery shopping.
Wells Branch Municipal Utility District
Wells Branch has its own Municipal Utility District, which helps tie the community together. While some areas have homeowners associations and others do not, the events Wells Branch puts on, like its Fourth of July celebration, pull everyone in. “The Fourth of July is huge here,” Perez says. “They do their own fireworks display that’s like something they would do in Downtown Austin, it’s to that degree. We’ve always had our annual Perez Fourth of July party here, because everyone comes over and we sit outside and watch the fireworks.”
