A peaceful retreat 7 miles from Austin
Westlake is a neighborhood that consistently ranks among the most desirable in and around Austin. With its stately homes, huge lot sizes, superb homes and incredible scenery, it’s easy to see why residents of this upscale area are so fond of where they live. The median lot size in Westlake is over 26,000 square feet, which means houses have plenty of land surrounding their houses to ensure a sense of peace. Surrounded by mature trees, the area exudes a bucolic atmosphere. But while residents may get the sense they are living in a wooded retreat, they are in fact less than 7 miles from the hustle and bustle of downtown Austin. Realtor Nate Clark, who has been representing real estate transactions in the area for close to a decade, echoes this sentiment. “Westlake is incredibly quiet while still being close to Austin,” he says.
Stately homes
Home buyers looking to settle in Westlake can expect expansive properties with upscale amenities. The neighborhood's winding avenues and heavily wooded landscape often lead to secluded, hilltop estates with spectacular views. Styles range from grand, palatial villas to minimalistic, modern works by celebrated local architects. The median price of real estate in the neighborhood is $2.5 million, and buyers should expect to pay an average of $839 per square foot. A cozy two-bedroom/one-bathroom bungalow built in the 1930s can sell for $629,000, and prices can go up to $13 million for a spacious seven-bedroom/seven-bathroom modern estate on more than 10 acres of land. “The prices are higher than most of the surrounding areas, but buyers get so much more than just a home in Westlake. You’re getting the Westlake lifestyle, which includes all of the natural amenities, the proximity to Austin, the gorgeous scenery, all of it.”
Superb public schools
Westlake is districted to the Eanes Independent School District, and area schools are among the best in the state. Eanes Independent School District is well-known for academic achievement, extracurricular opportunities and competitive athletic teams, and earns an overall grade of A-plus from Niche. Students in the neighborhood can attend Cedar Creek Elementary, West Ridge Middle and Westlake High School, all of which earn an A-plus rating from Niche. Students at Westlake High School can participate in any of over 150 school-sponsored clubs, and the have the opportunity to play any of 17 varsity-level sports. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.
An outdoor enthusiast's dream
When residents need some outdoor recreation, they have plenty of options from which to choose in Westlake. West Lake Beach on the shores of the Colorado River offers seasonal opportunities for swimming, boating and picnicking. On the eastern edge of the neighborhood, Wild Basin Wilderness Preserve is a 227-acre protected natural area that offers 3 miles of hiking trails. The preserve is also home to the St. Edward’s University Creative Research Center, which offers educational programs for visitors about the center’s work, including their focus on preserving the endangered golden-cheeked warblers that live in the area. Outdoors enthusiasts from all over the area convene at the Barton Creek Greenbelt, just minutes from the neighborhood, for its 12 miles of trails, rock climbing and swimming. In the northern section of the neighborhood, golfers can tee-off at the Austin Country Club, a private club that is home to one of Texas’s oldest golf courses and the home course of golf legend Harvey Penick, among other PGA luminaries.
World-class shopping and dining nearby
When it’s time to stock up on groceries, neighborhood residents head to H-E-B in The Village at Westlake. For home necessities, both Target and Walmart Supercenter are located approximately 10 miles south. For more intensive retail therapy, the world-class shopping of South Congress are just over the bridge in Austin, as are the multitude of other retail experiences found in that city. And when dining out is on the menu, the iconic Kerbey Lane Café has a location in Westlake in The Village at Westlake, where diners can feast on breakfast, lunch or dinner in a casual setting. For more expansive dining options, residents typically head across the river to downtown Austin, where the choices run the gamut from casual dives to formal cuisine.
Transportation
There are no rapid transit stops in the neighborhood, so residents do need to have their own transportation. Capital of Texas Highway runs along the neighborhood's western boundary, though, which offers easy access to both Highway 183 and MoPac.
