West Pioneer Drive is a mostly residential neighborhood of midcentury homes with a handful of chain stores and schools within walking distance. “The Starbucks, Foodmaxx and Planet Fitness are new additions to the neighborhood in the past couple of years, which has brought some life into the neighborhood,” says Esteban Contreras of Central Property Advisors, who has worked in Bakersfield for over a decade. “It’s historically been a heavily Latino community and so it’s a lot of generations of families that want to live close to one another.” The neighborhood is located 7 miles east of downtown Bakersfield and is close to farmland. The area has become attractive to investors; 50% of the population in West Pioneer Drive rents.
Ranch-style homes and duplexes
Homes in West Pioneer Drive are clustered on gridded streets with wide sidewalks, making it easy to walk to school, parks or neighbors’ homes. Most properties are single-family residences from the 1950s with stucco facades, private driveways and single-car garages. These ranch-style builds are on large lots with either grass or dry dirt front and back lawns surrounded by chain-link fences. Prices are typically between $180,000 and $400,000 depending on the size and condition of the home, while some renovation-ready houses are in the $78,000 to $150,000 range. A few manufactured homes sit within the neighborhood, costing between $50,000 and $140,000, while duplexes typically cost between $280,000 to $400,000. Homes in the area are at risk of wildfires, so neighbors are advised to keep their yards clear of debris.

Air quality getting better
Like all Bakersfield neighborhoods, West Pioneer Drive deals with extreme heat in the summer with daily temperatures regularly reaching over 100 degrees. Because of Bakersfield’s location downwind from Fresno and Sacramento, and the city’s agricultural background, air quality is well below average but consistently improving. “When I was a kid, we’d have fog delays at school because the air was so bad it was dangerous to drive, and we loved it,” says William Gordon of the Gordon Team, a Bakersfield native and 15-year real estate veteran. “Those days are gone, and kids today have no idea what a fog delay is.”
Foothill High has Agricultural Business courses
Kids in West Pioneer Drive attend the Bakersfield Elementary School District, beginning at Pioneer Drive Elementary School, which has a C-minus rating on Niche. Next is Sierra Middle School, rated D-plus The school is located off Oswell Street, and many students can walk to campus. Teens attend Foothill High School, part of the Kern High School District. Foothill High has a C ranking and is known for its Career Technical Education Academy, which prepares kids for careers in agricultural business after graduation.
Sierra Middle School serves levels 6th - 8th grade.
Pioneer Elementary was established in 1949.

Riding Golden Empire Transit buses
Golden Empire Transit buses stop in seven spots across West Pioneer Drive, linking the area to other parts of Bakersfield. Highway 58 takes residents 8 miles west to downtown, while Interstate 5 leads 120 miles south to Los Angeles. Locals can drive 15 miles northwest to Meadows Field Airport for flights to Dallas, Denver, Phoenix and San Francisco.
