Suburban city 10 miles from the San Gabriel Mountains

Founded along the San Gabriel River in the mid-1800s, Baldwin Park is called the ‘Hub of the San Gabriel Valley,’ thanks to its geographically central location. This compact city rests 10 miles from the San Gabriel Mountains and was once a cattle-grazing area for a local Spanish mission. According to the 2020 Census, the city is now home to nearly 69,000 people, some of which came to find a starter home. "The Baldwin Park housing market is strongly geared towards first-time buyers," says Ramon Sanchez, a Realtor with the Ramon Sanchez Top Real Estate Group who’s sold in the area for nearly 30 years. "It's a friendly community where people tend to stay a few years, then move to larger homes nearby in West Covina or farther north." That doesn’t mean Baldwin Park is a place worth leaving, though. Its proximity to numerous recreational, shopping, healthcare and transportation options attracts those wanting a quieter lifestyle just 20 miles from downtown Los Angeles.

Twenty-seven acres of parks and the original In-N-Out Burger

The city oversees 27 acres of parkland, including community and recreation centers, five parks and four playgrounds. Covering 10 acres, Morgan Park is Baldwin Park’s largest green space. It contains play equipment, a basketball court, an amphitheater and a walking path. The Baldwin Park Aquatic Center has an indoor pool open year-round and various classes. Two-acre Hilda L. Solis Park has a playground, basketball courts and a footbridge connecting it to the adjacent neighborhood. A paved trail leads to the Baldwin Park Teen Center, which houses a 20-foot rock wall, a video gaming area, and a game room with foosball, pool and ping-pong tables. There’s also a 12,000-square-foot skate park that holds competitions throughout the year. Los Angeles County maintains the Santa Fe Dam Recreational Area, which forms Baldwin Park’s northern boundary. Tucked among disused gravel quarries, the 836-acre park contains a 70-acre fishing and boating lake, a 4-mile loop trail and a nature center. Children have several play areas and seasonal splash pads, while everyone can use the fitness zones, volleyball courts and pedal boats. In 1948, the first In-N-Out Burger opened in Baldwin Park. While the first drive-thru no longer exists, an exact replica called The Original In-N-Out Burger Museum was built across the street from the historic spot. It features classic uniforms, early menus and genuine decor from the flagship location.

Local eateries, Plaza West Covina and a farmer’s market

Quick-service chain restaurants and local, family-owned Mexican and Salvadoran eateries are spread throughout Baldwin Park. Numerous other restaurants are found in adjacent West Covina, along with several shopping centers. Plaza West Covina sits just off the San Bernardino Freeway and features over 185 name-brand retailers, eateries and professional services. Across South Vincent Avenue, the Shoppes at Lakes Entertainment Center has a movie theater, various restaurants and national retailers. Chain supermarkets and local grocery stores are scattered across the city. The Baldwin Park Medical Center hosts a farmer’s market each Friday to promote healthier eating habits in the community.

Kaiser Permanente, area employers and significant industries

Kaiser Permanente Baldwin Park Medical Center is the city’s primary healthcare provider, with an emergency room, an urgent care clinic and a Medicare guidance center. It’s one of the area’s major employers, along with Valley Light Industries, Baldwin Park Unified School District and Walmart.

Rising property values in the San Gabriel Valley

The vast majority of housing in Baldwin Park was built between 1940 and 1999, primarily because of a population boom in the 1950s. Palm trees stand among a mix of midcentury ranch-style homes, Craftsmen residences, contemporary Spanish-style townhouses and manufactured housing. Property values here rose by 6% over 2024. However, new affordable housing developments, such as the 51-unit Esteban E. Torres Village, are under construction along Ramona Boulevard. Baldwin Park homes sell for a median price of $700,000, higher than the $400,000 national average.

Baldwin Park Unified School District and local colleges

Founded in 1888 with a single schoolhouse, the Baldwin Park Unified School District now operates 18 schools and programs, enrolling over 9,300 students. It received a B-ranking from Niche and has a nearly 92% graduation rate, higher than the state average of around 80%. Childre n up to the eighth grade can attend before- and after-school programs with classes like cooking and dance, field trips and educational games. Every grade level can participate in English and Spanish dual language courses, while high school students can earn college credits through a dual enrollment program. The career technical education program has 13 pathways leading to jobs in healthcare, technology and more. Local continuing education options include North-West College’s West Covina Campus and Premiere Career College. North-West College offers healthcare associate degrees and certificates, while Premiere Career College has administrative and financial programs in addition to medical courses.

Freeways, Baldwin Park Metrolink Station and traffic noise

Interstates 10 and 605 pass through the city, leading to Los Angeles, Long Beach and Norwalk. Baldwin Park Transit operates regular bus routes through the city, including an express route from the Kaiser Permanente Medical Center to the Baldwin Park Metrolink Station. The Metrolink connects people to the San Bernardino Line, leading to Los Angeles and Redlands. Commuters typically have a 31-minute journey to the City of Industry, Covina and Pasadena, longer than the national average of 27 minutes. Traffic noise can be significant along the freeways and the Metrolink tracks, depending on the time of day. The city has a sidewalk and bike lane network to make getting across town easier.
