Renovations by the community, for the community

Just north of the Johns Hopkins Medical Campus, Broadway East is becoming a bustling urban neighborhood in the heart of Baltimore. “This is an up-and-coming area,” says Mezette Meredith, a real estate broker with eXp Realty who grew up in the east Baltimore area. “The neighborhood is really turning around.” Local churches such as the Southern Baptist Church work with the community to restore buildings and uplift the community around them, from hosting weekly bible classes to helping support job training around the city. The American Brewery, which once stood as a symbol for the rest of the neighborhood, was recently renovated to its former glory in the Victorian architecture by Humanim and is now used as a health care and community center by Humanim. “I love Baltimore and I like being part of change for the better,” says Meredith. “It’s about the community.”

Bus lines throughout and subway to the south

There are three bus lines that pass through the neighborhood throughout the day, as well as one that goes along the edge. The CityLink BROWN comes through about every 15 minutes on North Gay Street, while the 21 and CityLink GOLD come through between every 40 minutes and once an hour. CityLink PINK, the border line, comes through at various times throughout the day, ranging from every 10 minutes to 20. Residents can also head about half a mile south for the subway at the John Hopkins Station.

Baltimore rowhomes in need of renovations

Homes within the neighborhood mainly consist of Baltimore-style brick rowhomes. With a median price of $63,000, there are many homes available for renovation. “I work to bring investors into the community,” says Meredith. “People coming in and helping it grow, it’s about the community.” There is a wide range of housing prices within the neighborhood, depending on if there are any renovations that need to be done, as well as the age and size of the property. Homes in need of complete renovations can reach up to $55,000, while homes between 55,000 and $100,000 may be in need of partial renovations. Rowhomes that have been completely renovated can start around $120,000 for a two-story and reach $400,000 for a three-story rowhome completed in 2023. There are also some condos and apartment options available scattered throughout the neighborhood.

Local convenience stores throughout and shopping to the south

A variety of local convenience stores, mini-marts and smaller restaurants are found throughout the neighborhood, such as Wolfe Liquor and Fireside Cuisine. Zenibel Deli Grocery Supermarket is to the north of the neighborhood or residents can visit the Duncan Street Miracle Garden or the Baltimore Food Hub, where Sunny’s serves breakfast and lunch items in a take-out setting. Heading half a mile south on North Chester, there is a Northeast Market on East Monument, as well as several clothing and shoe stores. A Walgreens is also south on North Washington.

Elementary playground, golfing options and strolling through the park

Residents can head to the Collington Square Park, right next to the elementary/middle school of the same name, for a game of basketball or for the playground. To the north of the neighborhood is Clifton Park, a former estate turned park with courts for basketball, tennis and a golf course. With paved walkways throughout, residents can also reach the Clifton Park Pool. To the south is the Eager Park Playground, where children can run through the 5-acre park and climb on the playground as parents stroll along the paved paths surrounding the park.

Neighborhood elementary and middle school and advanced placement

Children in Baltimore are only zoned to individual elementary schools, after which they can apply to middle and high schools within the city. In Broadway East, students can begin at Collington Square Elementary and Middle School for kindergarten through eighth grade. Collington Square offers art and science clubs and receives a C-minus from Niche. Students can then attend Paul Laurence Dunbar High School, with a C from Niche, and participate in Advanced Placement courses.

Community and church events for each season

Several community or recreation centers as well as the multiple churches in or near the neighborhood have events throughout the year, from back-to-school block parties to weekly bible studies. “The kids can go to the rec center in the summer, or head over to the African American Festival at Druid Hill Park,” says Meredith. The Broadway East Community Association will host seasonal events such as the Spring Fling Vendor Event and a Fall Festival, while Southern Baptist has activities for the youth and young adults such as skating night.
