Centered around the private Notre Dame de Namur University, Belmont’s Antique Forest Homes neighborhood is equally known for its strong education and its in-demand housing. “Belmont in general, it’s the schools,” says local Realtor Jim Tierney, founder and co-owner of NetEquity Real Estate. “All of the schools there are good, including the high school.” While Antique Forest Homes’ location among the tranquil foothills of the Santa Cruz Mountains secludes it from the action of nearby Redwood City, its location along the main thoroughfare, El Camino Real, puts this community within a 20-mile commute from San Francisco, providing residents with both a quiet atmosphere and an easy commute.

Vintage and modern home styles mix

As its name implies, Antique Forest Homes is a community where century-old homes mix with residences built from the 1940s to the 2010s. “Most people are buying homes and updating them,” says Tierney. “For the most part, you have a lot of updated homes.” Tudor Revival, Craftsman, ranch-style and postmodern designs contribute to this neighborhood’s diversity of aesthetics. Properties built from the 1920s until 2000 have sold for between $1.03 million and $3.2 million, while those built from 2000 to 2017 vary in price from $1.9 million to $3.7 million. Condos along El Camino Real sell for around $500,000 and $1.4 million. Antique Forest Homes’ streets can be steep due to the hilly terrain, and others offer commanding views of the Bay Area. Sidewalk access enables residents to take scenic strolls with bay views as a backdrop.

Award-winning education at Belmont schools

Central Elementary School has an A rating from Niche and a National Blue Ribbon Award, while Ralston Intermediate School also receives an A. The A-plus-rated Carlmont High School, which was featured in the biographical film “Dangerous Minds,” offers more than impressive test scores. Innovative programs like this school’s Biotechnology Institute prepare learners for their future careers. Notre Dame de Namur University, founded in 1851, was the first college in the state to grant bachelor's degrees to women. Recently, this college has begun to transition towards hybrid learning for graduate school students only, selling its campus to Stanford University.

Parks and parklets are scattered throughout the neighborhood

Antique Forest Homes is dotted with pockets of outdoor recreation venues, from the cherry blossom thicket at Patricia Wharton Park to the small playground at the College View Parklet. Twin Pines Park is to the south of the neighborhood and has a playground, pedestrian trails, an open field and even a war memorial. Every April, Twin Pines Park hosts the Celebrate the Music Festival, where Belmont’s community comes together to enjoy food, carnival games and music performed by local students as part of a fundraiser for the Belmont-Redwood Shores School District’s music programs. This park is also home to the Belmont Historical Society, which houses interactive exhibits telling the city’s story, and the Belmont Senior and Community Center. Plus, Bair Island State Marine Park is east of the neighborhood. It features an ecological reserve, trails and access to the Bay.

In Antique Forest Homes, shopping lies around every corner. Safeway supermarkets sit at both the southwestern and southeastern edges of the neighborhood. Ralston Plaza shopping mall is on the southeastern fringe of the neighborhood. Highway and rail access to San Francisco

The Bayside Freeway connects Antique Forest Homes to San Francisco, 24 miles to the north, and San Jose, 28 miles to the south. This is also the main route to the San Francisco International Airport, 11 miles away. Belmont’s Caltrain station, located along El Camino Real, runs weekday trains into both cities within approximately 40-minute rides. Plus, Dignity Health Sequoia Hospital is 12 miles south.
