University Park has a desirable address and strong schools

University Park offers relative affordability and highly rated schools in the heart of Boca Raton. "It's right in central Boca Raton, so you're close to fine dining and retail and near Florida Atlantic University and Lynn University," says Realtor Chuck Luciano with Compass Realty. Luciano has over two decades of experience. The community of over 4,500 residents gets its name from the educational institutions on or near its eastern border. "It's a very desirable community... Still, it's relatively affordable because it has some older homes." Luciano also says its location has helped steady home values. "The beauty of [University Park] is that it's a desirable address that has stood against the ups and downs of the housing market."

Subdivisions with Mediterranean and Spanish-style homes

University Park has several subdivisions, some gated. Palm, oak and myrtle trees line winding roads. Homes are somewhat densely built, but most have backyards large enough for private pools and lanais. Most residences have terracotta tile roofs and stucco exterior walls. Smaller communities feature Mediterranean-inspired ranch-style and bungalow homes priced between $700,000 and $900,000. Other larger communities feature more sprawling, Spanish Colonial Revival-inspired estate-like homes that often price between $1 million and $4 million. Some subdivisions, like Les Jardins, feature a community clubhouse and pool, while others, like Millpond, have private parks with tennis courts. In most subdivisions, buyers should expect to pay monthly HOA fees between $200 and $1,200. University Park is vulnerable to inland flooding and structural damage during Florida's hurricane season, so adequate homeowner's insurance is necessary.

Top-rated public and private schools serve University Park

Students may attend Palm Beach County Public Schools, a large district serving nearly 190,000 students. The district earns an overall A-minus rating from Niche. Students may start at Blue Lake Elementary and then attend A-minus-rated Omni Middle and A-plus-rated Spanish River Community High. Students attending Spanish River may apply to the Choice Academy program, with pathways in biotechnology, law and entrepreneurship. The district also offers other Choice programs for students to specialize in their education. There are private school options in the area, too. Saint Andrew's School scores an A-plus and serves pre-kindergarten through grade 12.

Golf courses, nature trails and sports courts surround University Park

While most subdivisions have private park sports courts, plenty of other outdoor recreation surrounds University Park. There are several golf courses and country clubs where residents can become members, such as the Old Course at Broken Sound or the Polo Club of Boca Raton. Patch Reed Park has walking trails, public play areas and a large tennis center. Pondhawk Natural Area has multi-use trails woven through nearly 80 acres of wetlands and scrub brush. South County Regional Park has an amphitheater, nature center, boat launch and a public golf course. The park hosts several events, such as a European Christmas market and the South Florida Strawberry Festival. This three-day event in January has music, food vendors and carnival rides.

Close to Town Center at Boca Raton and Restaurant Row

The neighborhood is close to the heart of Boca Raton, so major retail and dining areas are within reach. Woodfield Plaza is a small shopping center just north of University Park, offering a Publix, spas, clothing stores and restaurants like sandwich spot Vinny's Cafe. There are also many upscale amenities nearby. "The area is almost across the street from the Town Center and Restaurant Row, which has five-star dining, and there are a lot of activities and amenities available," Luciano says. Town Center at Boca Raton is less than 5 miles from the neighborhood, offering luxury department stores and retailers. Visitors can also pick up pastries at La Boulangerie or enjoy upscale Mediterranean food at Motek Boca Raton. There are also big box stores like Walmart and Target around the West Boca Square Plaza off U.S. Highway 441. Residents have access to more dining, retail and entertainment in surrounding cities like West Palm Beach, 25 miles north, and Fort Lauderdale, 25 miles south of University Park

Brightline rail and Interstate 95 offer regional access

University Park is close to Interstate 95, which gives drives a direct route to Palm Beach to the north and Fort Lauderdale to the south. State Highway 808 runs east toward Florida International University and west toward Mission Bay. Boca Raton has public transit options. Broward County Transit and PalmTram stops are on major roads, and the Brightline station offers access to high-speed rail service between Orlando and Miami. The Boca Raton Airport is less than 5 miles from the neighborhood, and Fort Lauderdale-Hollywood International Airport is 30 miles away. The community is less than 10 miles from Delray Medical Center and the Baptist Health Boca Raton Regional Hospital. University Park has a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.
