Rural communities south of Albuquerque
Today’s aromas of alfalfa and wild grasses are reminiscent of the once dairy and farming village of Bosque Farms and town of Peralta. Set about 18 miles south of downtown Albuquerque, these border-sharing communities offer an escape from the city with the freedom to ride horses or bond with neighbors. “Folks here can walk down the street with their kids and not have to worry about getting run over,” says Lori Whitener, Realtor with Enchanted Homes Realty, who lives in Bosque Farms. We’re also more laidback, and we know our neighbors here. Oftentimes, you think an alarm system is good for you, but, in my opinion, what you really need is to know your neighbor and have a good dog, and a good gate. You’re also far enough away that you don’t get the crime like in Albuquerque;” the CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Ranch-style homes with room for horses
Midcentury ranch-style homes here were built between the 1950s and ‘90s and range from $200,000 to $500,000. “Most homes here sit on at least an acre or more,” says Whitener, “and they’re on city water and sewer.” Common features include vinyl and earth-toned stucco exteriors with driveways leading to two-car garages or detached carports; horse owners keep barns behind their homes, while corrals sit to the side. In the southwestern end, up to four-bedroom modern ranch-style homes on 3 acres start around $800,000, while to the southeast, a few newly renovated Pueblo Revival-style homes built during the 1930s and ‘40s by Dust Bowl settlers sell around $1.1 million. Both areas sit in a floodplain, so homeowners need flood insurance if they have a federally backed mortgage.
