Why Boston homebuyers choose Jamaica Plain

Jamaica Plain, known to locals as “JP,” is a Boston neighborhood that blends city conveniences with community connections. Centre Street, a lively thoroughfare packed with dining and drinking spots, contributes to a lively social scene, and festive events fill the calendar. Public parks are woven throughout the landscape, giving residents space for outdoor gatherings and everyday exercise. JP offers an array of housing options, including apartments and condos that cater to the neighborhood’s rental market. When it’s time to go to work, multiple T stops and bus routes provide quick access to Downtown Boston, about 5 miles away.

Neighbors gather for seasonal festivals, coffee and cocktail hours

“JP is a very culturally diverse and inclusive area,” says Amy Weed, a Realtor with Compass who has about 10 years of local experience. “People move to JP and stay forever, because they love it there.” Regular gatherings keep residents tapped into the community. Here are a few of their annual traditions:

  • Wake Up the Earth Festival – a spring celebration rooted in community activism and environmental justice
  • JP Porchfest – a summer concert series starring local musicians
  • Jamaica Pond Lantern Parade – an autumn tradition featuring festive handmade paper lanterns
  • Open Streets Boston – a fall street festival that closes major roads to traffic
The neighborhood is home to many artists and craftspeople, and events like JP Open Studios allow the public to watch them work. Outside of these major festivals, local cafes, pubs and small businesses often host fundraisers and other informal gatherings.

Jamaica Plain is a renter-heavy neighborhood with a mix of homes

Much like the community itself, Jamaica Plain’s housing blend is not one-size-fits-all. Many properties are condos and multifamily units, but you’ll find more single-family options here than you will in neighborhoods like Back Bay and Downtown Boston. “It’s in the city of Boston, but it has a less urban feeling than downtown,” Weed says. Build dates are eclectic, too, ranging from the late 1800s to the 2020s. Most residents are renters; apartments and condos are usually available, and the median monthly rent is $ 3,650. Meanwhile, the median home sale price is $749,000, which is more than $100,000 below the citywide median. Prices typically range from the lower $300,000s for small condos to over $2 million for restored Victorian homes.

Neighborhood parks appeal to outdoor enthusiasts and dog owners

Several of JP’s signature green spaces are connected to the Emerald Necklace, a chain of parks and pathways that runs from Boston Common to Franklin Park. A dense collection of trees and shrubbery creates a verdant oasis at Arnold Arboretum, which doubles as a Harvard botanical research institution. Olmsted Park is a web of scenic trails, ponds and woodland. More walking paths encircle Jamaica Pond, a popular spot for human and canine visitors. “The neighborhood is very dog-friendly,” Weed says. “People walk their dogs around Jamaica Pond, and it’s home to the best vet hospital in the state — possibly in the country.” Indeed, Angell Animal Medical Center, still known to longtime locals as Angell Memorial, has been operating since 1915, and Boston Magazine has ranked it in the top 15 percent of animal hospitals nationwide.

Dining, drinking and delicacies on Centre Street in JP

JP might not be a culinary mecca like the North End, but Centre Street is home to plenty of popular restaurants and hangouts. J.P. Licks is known for its signature ice cream flavors and house-roasted coffee. Vee Vee has been crafting creative seasonal plates since 2008, and Soup Shack satisfies cravings for pho, ramen and Thai noodle dishes. Brendan Behan Pub is the place to go for frothy pints of Guinness and live Irish session music. When it’s time to stock up on groceries, Whole Foods has you covered with a selection of organic produce, pantry staples and prepared foods.

The Orange Line stops at several T stations for commuters

JP is a highly walkable neighborhood, and public transit makes it easy to get around the city. The following T stations serve the Orange Line:

  • Jackson Square
  • Stony Brook
  • Green Street
  • Forest Hills
The Forest Hills station is a major transit hub that also serves the Franklin/Foxboro, Needham and Providence/Stoughton lines, along with numerous MBTA bus routes. Several bus routes stop at Jackson Square as well, making it another useful connection point. Downtown Boston is roughly 5 miles away, a trip that takes about 30 minutes on the Orange Line. Driving downtown can be quick when traffic is light, but city parking is so tight that it’s usually easier to take the T.

Boston Public Schools and the private Meridian Academy serve students

Students in the neighborhood may attend schools in the Boston Public Schools district, which uses a home-based choice system rather than traditional zoning. Families can choose from a list of eligible schools based on their address, and placements are determined by lottery. Some local choices include James W. Hennigan School and John Fitzgerald Kennedy Elementary for younger kids and Fenway High for teenagers. Meridian Academy, a highly rated school serving grades 5 through 12, offers a private option.
