A neighborhood split by Blue Hill Avenue

Wellington Hill is a small slice of the southern Boston enclave that offers a split between housing and fun. The neighborhood’s main road, Blue Hill Avenue, provides residents with shopping and dining options, making choosing where to go to lunch a tough decision. Encircling the shopping area is the more residential part of the neighborhood, with houses ranging from three-story multifamily units to colonial revival homes and condos. The farther reaches of the area are where all the fun lies, from the open field and community center to the east, to the Nature Center and Wildlife Sanctuary on the neighborhood’s western end. However, even with everything easily accessible by car, the neighborhood has the benefit of not having a hefty price tag. “I would say it’s one of the more affordable areas of Boston,” says Stacey Green, a Realtor with Coldwell Banker who has served the Boston area since 2013.

A car and train friendly neighborhood

When it comes to getting around the Wellington Hill area, “It is definitely more of a car-friendly area,” says Hazen Emerson, a visitor service representative at the Mass Audubon's Boston Nature Center and Wildlife Sanctuary who has lived in the Boston area his whole life. The neighborhood also offers easy access to American Legion Highway to the west and Interstate 93 to the east, which can be used to commute north toward Downtown Boston. Residents can also use the Morton Street and Blue Hill Avenue Red Line T stations to get downtown when they don’t wish to drive. Boston Logan International Airport is 11 miles to the north, and Carney Hospital is 2 miles to the east.

Local Caribbean and smoothie options

One of the spots to pick up a bite to eat on Blue Hill Avenue is Ali’s Roti, a Caribbean restaurant that has been around for more than 30 years. The roti options at Ali’s are vast, with the smells of curry shrimp and stewed oxtail wafting out the front door. Residents can also swing by Cafe Juice Up for a fresh smoothie to start the day. Daily necessities can be grabbed at Blue Hill Star or nearby America's Food Basket of Mattapan.

A haven of green in a car-friendly neighborhood

Mass Audubon's Boston Nature Center and Wildlife Sanctuary occupies a large swath of the Wellington Hill area. The center is a 67-acre tract of land with 2 miles of trails, ranging from mulch-lined paths to raised wooden walkways. Visitors can enjoy the diverse nature around them, from meadows and marshlands to towering Maple and oak trees, home to over 350 species of plants. The area is also the place to see over 150 different species of birds, so “birding is definitely a big thing in the area,” Emerson says, “but it is overall a great space for nature lovers in general.” For a more open space to play, residents head to Walker Playground for its basketball courts and brightly colored playset.

Triple deckers and colonial revivals

Most of the homes in Wellington Hill date back to the early 20th century, and many are larger structures. Many of these sizable homes share an older colonial revival style and are configured in multifamily layouts, including traditional Boston triple-deckers. Some of the multifamily residences in the neighborhood are being converted into condominiums. Many properties also contain compact tracts of lawn space and off-street driveway parking, a perk only sometimes found elsewhere in the city. Cement sidewalks around town connect Wellington Hill homes for neighborhood strolls. Prices tend to range from $450,000 to about $800,000.

Boston Public Schools

Local students can begin their education at Mildred Avenue K-8 or head to Young Achievers Science and Math Pilot School, which offers an extended 7 ½ hour school day. Both K-8 schools receive a C rating on Niche. They can then finish their education at the B-minus rated Boston International High School, which is well-known for its wide variety of after-school and Saturday programs for schoolwork assistance and personal advancement.

Indoor and outdoor events

Mass Audubon's Boston Nature Center and Wildlife Sanctuary is the largest park in the area and hosts many community events throughout the year. These can range from weekly bird-watching tours around the park to various summer camps and even a preschool for young nature lovers. “The camps definitely bring in a lot of people,” Emerson says. The Mattapan Branch of the Boston Public Library is another excellent source of events and activities, with weekly homework clubs and book readings for young learners.
