Mapleton Hill is a residential area, known for its large homes and historical significance, that overlooks Downtown Boulder. As the city’s third and largest historic district, the neighborhood once housed Boulder’s earliest settlers and has an inventory of older homes, along with a cobblestone street. “It’s a very high-end, very classy neighborhood that people are drawn to, but you’ll have to get your checkbook out,” says Real Estate Broker Brian Delaney, owner of Delaney Realty Group, who has over 25 years of experience.

Old-timey vs. modern housing styles
Homes lining the residential streets of Mapleton Hill are both grand and elegant, showcasing almost every housing style from the late 19th century. Victorian estates and Princess Annes are common, with decorative features such as sprawling porches, bay windows and gabled roofs. These properties span across 3,000 to 5,500 square feet and can cost anywhere between $2 million and $10 million, depending on size and added acreage. There are also a handful of new traditional homes from the 1950s that range from $1.5 million to $2 million, with many of them undergoing remodeling. “Up here you have pretty restrictive rules as far as what you can do to the outside of your house,” Delaney says. “You have to maintain a certain aesthetic.” Most properties have manicured lawns with privacy fences and are shaded by luscious silver maples and cottonwood trees.
Closer to the west, post-modern homes built after 2020 are popping up on the market with contemporary features such as floor-to-ceiling windows and wooden slats. These newer properties go for $5 million to $7 million.

Conveniently close to shopping and dining
Mapleton Hill’s central location is primed with shopping and dining opportunities. Along Broadway, the Community Plaza shopping center has several local restaurants. Audrey Jane’s Pizza Garage serves New York-style slices, while The Hungry Toad honors a vintage pub theme by offering British-inspired dishes. Those with a sweet tooth can treat themselves to ice cream at Sweet Cow. Additionally, the neighborhood is half a mile from Downtown Boulder. “You can easily walk to Downtown and all of its restaurants. It’s only four minutes to get your coffee,” Delaney says. Spruce Confections is a popular bakery with made-from-scratch pastries and scones. There’s also The Kitchen, an upscale American bistro with farm-to-table meals. For a fine dining experience, Jax Fish House & Oyster Bar specializes in gourmet seafood and fancy cocktails. As for retail, Downtown has a range of unique businesses, from clothing boutiques like Canoe Club to gift shops and outdoor supplies stores with gear and accessories, like at University Bicycles.

Quality schools with quality programs
Mapleton Hill is served by the Boulder Valley School District. Whittier International Elementary School maintains a B-plus grade by Niche and is the only school in the district to have an International Baccalaureate Primary Years Program. From there, students can attend the A-minus-rated Casey Middle School, which has a bilingual program. Boulder High School earns an A grade and has one of the district’s largest Culturally and Linguistically Diverse Education (CLDE) programs. Ranked as the No. 9 Best Public High School in Colorado by Niche, Boulder High is also the state’s oldest established high school.

Boulder’s pocket parks and mountain trails
While Mapleton Hill primarily consists of residential properties, there are a handful of pocket parks that add a splash of green to the area. Campbell Robertson Park has a garden of flowerbeds and multi-use paths, while Hiram Fullen Park has an open turf area and grassy field. Picnic tables offer a place to sit and relax at both parks. On the other side of Alpine Avenue, North Boulder Park provides several outdoor recreation facilities, from a playground to a baseball diamond and a basketball court. Slacklining is allowed at the southern end of the park, and the Tot Track is a bike park with a dirt track, rolling hills and ramps. To the west of the neighborhood, hikers and horseback riders can explore the Mount Sanitas Trail that winds up its namesake mountain. There’s also access to the Red Rocks Trail, the Centennial Trail, Anemone Point and Sunshine Canyon from various neighborhood entry points.

Getting around Mapleton Hill
With its wide streets and separated sidewalks, Mapleton Hill is walkable. It’s common to see people on afternoon strolls or making their way Downtown. The neighborhood is also considered a biker’s paradise, boasting a bike score of 93 out of 100. In addition to the many trails on the western edge of the neighborhood, there’s also a bike lane that follows 9th Street. Mapleton Hill also has a Boulder BCycle docking station on Pearl Street & 9th Street for those who use the electric bike share system. For public transportation options, there are multiple Regional Transportation District (RTD) bus stops along Broadway. Drivers can access the rest of Boulder along Boulder Canyon Drive, south of the neighborhood.
