A diverse setting anchored by a major university
Situated in the West Bronx, approximately 12 miles north of Midtown Manhattan, Fordham Manor is perhaps more transient than the typical Bronx neighborhood. “It’s part of an old New York story that’s now heading in a new direction,” says Ariela Heilman, an associate real estate broker with Brown Harris Stevens who has worked in the area for around 15 years. “As Manhattan got expensive, the Bronx just became a logical place to move.” While some former Manhattanites have laid roots in Fordham Manor, plenty more have only stayed for a short stint, thanks to Fordham University, the private college that enrolls roughly 7,200 students at its Rose Hill campus. The 85-acre campus anchors the east end of the neighborhood and abuts the New York Botanical Garden, which attracts visitors from other boroughs and areas outside the city. The constant rotation of students and tourists has given Fordham Manor a buzzy quality, rich in diverse eateries, parks and retail stores.

Prewar co-ops and apartment buildings commingle with detached houses
The housing stock in Fordham Manor is overwhelmingly occupied by renters, who make up 88 percent of the population. Though apartment buildings are located throughout, many can be found along Fordham Road, especially near the college, and University Avenue, just outside the VA Hospital, a major employer in the area. Two major thoroughfares, including Kingsbridge Road and Grand Concourse, are lined with prewar rowhouses and mid-rise buildings, where co-op studios start at $115,000 and three-bedroom residences cost as much as $345,000. The relatively quiet side streets include detached houses, as well. Often clad in vinyl with Victorian or colonial influences, these historical homes range between $535,000 for a single-family house to $1.8 million for a multifamily property.

Commercial roads to the north and south cover basic needs
A wide selection of locally-owned restaurants and fast-food chains are located along Fordham Manor’s borders. To the north, Kingsbridge Road and 198th Street mainly offer small markets, bodegas and cafes. Com Tam Ninh Kieu is a local favorite for traditional Vietnamese dishes. Fordham Road, the neighborhood’s southernmost corridor, has numerous authentic eateries, as well. At Fordham Fried Seafood & Chicken, a neighborhood establishment with colorful menu posters tacked across the walls, customers can order fresh food or grab a ready-made meal from the fridge. 188 Bakery Cuchifritos is a go-to for Cuban cuisine, as is Birria Landia for Mexican fare. Fordham Road also has plenty of retail shopping, including Target, Gap and Marshalls. Residents can find several grocery stores throughout the area, such as Fine Fare Supermarket, Food Fair Fresh Market and Morton Williams.

Several green spaces balance out this urban neighborhood
Fordham Manor’s streetscapes are distinctly urban, but locals enjoy access to numerous parks within the neighborhood. “The parks here are used as an extension of people’s homes,” Heilman says. Each park has its own appeal, granting locals an experience tailored to their interests. Devoe Park is the most tranquil, with grassy lawns, a dog run and bench-lined paths. St. James Park is more active, with recreational facilities like tennis courts and soccer fields. History and literature buffs will appreciate Poe Park, where Edgar Allen Poe’s last home, a landmarked white cottage built in 1812, can be toured. Farther east, the New York Botanical Garden has over 250 acres of exquisitely landscaped grounds and the Bronx Zoo is home to over 11,000 animals. On Wednesdays, locals can visit the garden for free or the zoo at a reduced rate.

Students are an integral part of Fordham Manor
Elementary students may attend one of four public schools in Fordham Manor, including the B-minus-rated P.S. 310 Marble Hill. Several middle and high schools are located just south of the neighborhood, including West Bronx Academy for the Future, a technology-focused, combined middle and high school that earns a C-plus from Niche. Fordham University, with its Gothic architecture and sprawling campus, offers over 60 undergraduate and 130 graduate degrees.

Both the subway and Metro-North Railroad are accessible
The 4, B and D subway lines all run on express routes, stopping along Fordham Road and Kingsbridge Road. Commuters can catch the Metro-North Railroad’s Harlem and New Haven trains at Fordham Station, just outside the university. The Hudson train is also accessible just north or south of the neighborhood. Drivers can reach the Major Deegan Expressway to the west or follow Fordham Road to the Bronx River Parkway to the east.
