Prewar architecture and new development on the peripheral
Buyers should be aware that the housing stock is limited. “The majority of the housing is historic brownstones and federal-style brick townhouses,” Rieders says. “Most buildings are low-rise, so you get a lot of sky, which is nice in the city.” Lining Dean and Bergen Streets, these prewar rowhouses make up the Boerum Hill Historic District, which expanded to protect more buildings in 2018. Prewar townhouses start at $3 million but can sell for as high as $12 million. “There are a few boutique condominiums peppered in between, but not a lot of them, so availabilities are very rare,” Rieders adds. “And because it's a historic neighborhood, many of the new condominiums have to comply with the Landmarks Commission, so they are done in a very similar look and feel.” Some larger condominiums are being developed to the east, including 100 Flatbush, which is situated near Atlantic Terminal and slated to be the city’s first all-electric, sustainable skyscraper. The 44-story tower is the first part of a massive mixed-use development called Alloy Block with housing, retail, offices, two public schools and a cultural center. “This area is mostly residential streets that are nicely punctuated with small mom-and-pop shops,” Rieders says. “Within the neighborhood there are great restaurants, local butchers, cheese shops, bakeries and boutiques.” Home to Brooklyn’s original Restaurant Row, Smith Street is the main drag for shopping and dining. After a rocky string of closures in the 2010s, the street is experiencing a revival. “Smith Street is really the nucleus of activity in Boerum Hill,” Bolger says. “People here really support local businesses. This isn’t the type of place where you’ll see someone with a Starbucks cup in hand.” Instead, locals head to Mia's Brooklyn Bakery for excellent drinks and sweet or savory pastries. Ruta Oaxaca Mexican Cuisine quickly became a neighborhood favorite when it opened in 2024. Locals can find more global cuisine at Levant, a chic, French-inspired bistro with a stellar cocktail menu, and Dimmer & Summer, which serves authentic Chinese dim-sum. Small grocers are located throughout, while Trader Joe’s and Whole Foods sit at either end of the neighborhood.Community events and neighborhood programming
The Boerum Hill Association puts on block parties, book giveaways, gardening days and their annual Pot Luck Holiday Party, a family-friendly celebration that kicks off the winter holiday season. New York offers school choice for parents. Neighborhood children may attend two elementary schools in the area: P.S. 38 The Pacific School, rated an A- by Niche or the P.S. 261 Zipporiah Mills, rated a B+. A middle school, M.S. 447 The Math & Science Exploratory School, is rated A- and takes a curiosity-based approach to learning. At Brooklyn High School of the Arts, rated B+, students can select an arts major and attend pre-college courses. “There's a community garden about every other block,” Rieders says. The gardens, operated by volunteers, provide small, gated pockets of greenery to locals who request a free key. Every May, Hoyt Street Garden hosts an annual fundraiser called the Plant Sale, inviting residents to buy thousands of annuals, perennials and potted plants. A few playgrounds are also scattered throughout, including Boerum Park. Rieders adds that “the neighborhood is centrally located between Brooklyn Bridge Park and Prospect Park, so you have two large public parks very close by.” Other community gathering spaces include Roulette, an avant-garde performance venue, and The Invisible Dog Art Center, a 19th-century factory-turned-museum. “You're also within walking distance to the Brooklyn Academy of Music and to Barclays Center, two of the largest cultural attractions in all of Brooklyn,” Rieders says.A well-connected area with a major transit hub nearby
Serviced by the F, G, A, C, D, N and R lines, Boerum Hill’s subway stations are located along the neighborhood’s periphery. Plus, two transit hubs, Borough Hall and Atlantic Terminal, are located just beyond the neighborhood, providing additional trains and the Long Island Rail Road. Manhattan is less than 15 minutes away by train. There are also five bus routes and minimal car traffic, except along Atlantic Avenue.
