Though it may have taken a while, Brooklyn Heights is finally getting the sort of public praise that long-term residents have always whispered about. The decade-long development of Brooklyn Bridge Park ushered in a new, energetic era for the neighborhood and created an idyllic backdrop out of the once-industrial riverfront. This rejuvenation essentially expanded the neighborhood’s footprint despite the Brooklyn-Queens Expressway (BQE) that cuts through the area. “Having access to the water makes the neighborhood feel bigger, better, greener and, in a way, closer to Manhattan,” says Jim Hayes, a Realtor at Serhant with many sales in the area. Luxury condos along the waterfront juxtapose the prewar rowhouses of the Brooklyn Heights Historic District, a designation that covers nearly the entire neighborhood. Uphill and inland, Cadman Plaza Park acts as a de facto border, insulating the area from the bustle of Downtown Brooklyn.

Brooklyn Heights has an impressive catalog of restaurants. “In every nook and cranny, down every side street, there’s incredible dining,” Hayes says. The Michelin-starred Clover Hill serves elevated seafood, while Lillo Cucina Italiana is a walk-in-only, cash-only outpost with exquisite Italian dishes. Long lines form outside L'Appartement 4F for their flaky, baked-to-perfection croissants. Along Atlantic Avenue, one of Brooklyn’s main thoroughfares, residents can find local cafes, diners and bakeries alongside grocery stores like Key Food or Sahadi’s market, a beloved Middle Eastern grocer with ready-made meals.

Varied architecture and a competitive market for homebuyers
Along quaint side streets, prewar revivalist rowhouses neighbor Italianate brownstones. Historical high-rises contrast with luxury condos, like the 30-story Quay Tower, with modern amenities and sweeping river views. “The housing stock is limited and competitive, but all sorts of people—young professionals, families, grandparents—want to move here,” Hayes says. “The area has so much to offer: the parks, the schools, the location, the beautiful, curb-appeal blocks.” To snag a condo in the area, homebuyers expect to spend a minimum of $1.2 million, but large units in waterfront condos can fetch as much as $15 million. Co-ops have a lower entry point, with studios and one-bedrooms costing between $370,000 and $850,000. Multi-bedroom co-ops cost as much as $4 million.

Three major parks offer scenic attractions
Today, after a decade of development, the 85-acre, waterfront Brooklyn Bridge Park is an internationally recognized retreat with sustainable design, robust programming and manifold attractions. “It’s probably one of the coolest parks in all of New York City,” Hayes says. Five converted piers offer hilly green lawns, sports facilities, grills and more. The Brooklyn Heights Promenade, a pedestrian walkway perched above the BQE, is popular with locals and visitors for its spectacular, elevated views of the Manhattan skyline. To the east, Cadman Plaza Park is a 10-block green space used for play, relaxation, dog walking and annual events like the Brooklyn Book Festival.

Public and private schools serve the area
Brooklyn Heights is full of well-to-do families, many of whom send their children to private, K through 12 institutions like St. Ann’s School or Brooklyn Friends School. The A-rated P.S. 8 Emily Warren Roebling Elementary School is known for its arts-focused curriculum, while the A-plus-rated M.S. 915 Bridges Middle School encourages exploratory learning and civic engagement.

Many transit options throughout
Several train lines stop throughout the neighborhood and converge at the Borough Hall subway station near Cadman Plaza Park. Five bus lines circle the park. Drivers can hop on the BQE or the Brooklyn Bridge for inter-borough travel. The whole neighborhood is pedestrian- and biker-friendly, including the Brooklyn Bridge, which opened a new bike lane in 2021. The ferry at Pier 6 offers quick rides to the Financial District’s Pier 11 at Wall Street.

Living near the Brooklyn-Queens Expressway
For years, locals and politicians have raised concerns about the BQE. For one, the infrastructure needs extensive repair, as the road is quickly deteriorating. Though no approved plan is in place, the city has acknowledged it must be addressed in the coming years. Until then, the highway may become more dangerous for drivers. Additionally, the BQE is notorious for its toxic fumes which can lead to health problems. Though the highway’s cantilevered design in Brooklyn Heights means residents fare better than those in other areas, it’s still a concern among locals.
