Parkside living, diverse restaurants and historic districts

Comparatively lower home prices and proximity to 526-acre Prospect Park make Prospect Lefferts Gardens an attractive alternative to pricier Park Slope across the park. The lively Caribbean food and bar scene gives the neighborhood a personality that shines through during the annual J’Ouvert parade. A dense mix of housing styles, including red-brick co-ops, modern steel condos and single-family homes with fenced-in lawns, offers a variety that’s hard for other Brooklyn neighborhoods to match. “It’s a delicious mix of city and country,” says Denise Cataudella, an associate broker with Corcoran Group. “As you walk by gorgeous brownstones closer to the park, you feel like you’re not even in New York City. And then you turn a corner and it’s urban America at its best.”

Limestone rowhouses, single-family homes and rising condos

Residential buildings in Prospect Lefferts Gardens truly span time and space. Wide red-brick co-op and apartment buildings from the 1930s stand next to modern steel condominiums and postmodern rentals, with Italianate townhouses and houses with fenced-in front yards across the street. Co-op units in prewar buildings are priced from $200,000 to $700,000. Condos, primarily in modern, new-construction buildings, begin at $550,000 and go up to $1.5 million for units with terraces. Houses, which include townhouses, brownstones, and detached single-family homes in the area’s three historic districts, range from $1.4 to $2.8 million. “All the things that people love in Manhattan, and would pay an arm and a leg for, they find them here with a lot more square footage,” Cataudella says.

Community in nature at Prospect Park

Prospect Park is fundamental to life in Prospect Lefferts Gardens. In the summer, residents have cookouts and drum circles off the south end of Prospect Park Lake, and snack at Smorgasburg vendors on the other side of the water. In winter, the LeFrak Center’s roller-skating rink becomes an ice-skating rink. Playgrounds throughout the park give kids spaces of their own, and a paved road circles the inside of the park for running and biking. Prospect Park is also the home of the Prospect Park Zoo and Brooklyn Botanic Garden, two year-round attractions for locals and visitors.
