The last “affordable” frontier in Brooklyn
"Sunset Park is mainly residential with primarily multifamily family townhouses and some condos and co-ops sprinkled in," says Vikki. With a median sales price of $1.2 million, there's a lot of possibility for first-time buyers and those looking for a good deal. There are affordable outliers, where buyers could snatch up a studio for approximately $350,000. On the high end, for about $4 million, there are row houses with more than 10 bedrooms between 5,000 to 7,000 square feet. Most real estate resides in prewar buildings with original details such as pocket doors, tin ceilings, decorative fireplaces and crown moldings. There are a few new developments and conversions, such as 4016 7th Ave and 832 40th Street, but they tend to be small-scale projects with only a handful of units. As typical in Manhattan, the avenues are predominantly business districts, while the cross streets offer a residential neighborhood feel.
