Burlington ’s New North End offers a laid-back vibe near Lake Champlain. North Avenue leads 4 miles downtown, and commuters can also get there by bus or bike. Home prices are generally more affordable than in other Burlington neighborhoods. Grocery stores, restaurants and other amenities are also located within the neighborhood, and you also have easy access to lakefront parks, trails and a popular dog park.

North Avenue offers routes downtown by car, bus or bike

North Avenue leads to Downtown Burlington, a drive that can take around 10 or 15 minutes. Green Mountain Transit’s bus stops along North Avenue, and a ride downtown can take around 30 minutes. Cyclists can hop on the Island Line Trail at Leddy Park, and North Avenue has bike lanes. There are sidewalks on most streets, though Liam O'Reilly, a Realtor with Geri Reilly Real Estate who’s sold homes here since 2020, says that residents will need a car to get to other city amenities. Interstate 89 is around 5 miles away, which O’Reilly says is a 15-minute drive.

Home prices here are generally lower than elsewhere in Burlington

The median home sale price here is in the lower $400,000s, lower than Burlington’s overall median and the nearby neighborhoods of the Old North End and Appletree Point. “Prices tend to be a little bit cheaper in the New North End,” O’Reilly says. “There are a lot of ranch-style homes, a lot of Capes and split-level properties. ... The style of home — they can be a little bit smaller — makes prices a little bit more affordable.”

Most single-family homes generally range from the upper $200,000s to the lower $700,000s, but those on lots of a quarter acre or more can range from the upper $700,000s to the mid-$900,000s. Condos and townhouses can cost between the mid-$200,000s and the mid-$700,000s.

The Burlington School District gets high ratings

Kids can go to the highly rated Burlington School District, which uses a school choice model for elementary grades. J.J. Flynn Elementary School and the highly rated C.P. Smith Elementary School are located within the neighborhood. Middle school enrollment is address-based, and kids here go to Lyman C. Hunt Middle School, which also gets a high rating. The district has only one high school, the highly rated Burlington High School, but families can apply elsewhere through Vermont’s open high school enrollment program.

The Ethan Allen Shopping Center offers grocery stores and restaurants

The Ethan Allen Shopping Center and North Avenue are the neighborhood’s commercial hubs, featuring a Hannaford grocery store, a Walgreens pharmacy, a gym and a hardware store. You can also find restaurants here, including:

On North Avenue, Bessery’s Butcher Shoppe has been the neighborhood’s go-to for meat since 1963. The University of Vermont Medical Center, which is the closest hospital, is around 4 miles away.

The New North End has a laid-back vibe

The New North End has a slower pace than the Old North End to the south. “If you’re ready to take that next step in life but not ready to say goodbye to some of the other things you love and enjoy, which is going out, socializing, doing different things, the North End is that adjacent place to Burlington that gives you some space from it — but only so much that you can come back and… enjoy what Vermont and Burlington, being the Queen City, has to offer,” says Mike Simoneau Jr., a Realtor and broker at Geri Reilly Real Estate who grew up in the area and has been selling homes here for 8 years. During the summer, the community gathers each week for Leddy Beach Bites, an evening of live music, food trucks and drinks.

Area parks have beaches, playgrounds and trails

There are plenty of places to get outside in the New North End, including a few spots on Lake Champlain. North Beach Park has a playground and a popular beach where you can go swimming in the summer. “My personal favorite is Leddy Beach,” Simoneau says. “It’s a little bit more low-key.” This beach is part of Leddy Park, which offers amenities like:

  • Tennis courts
  • Basketball courts
  • A baseball field
  • Soccer fields
  • An indoor ice skating rink
The Island Line Trail runs by the lake from Burlington’s South End to South Hero. “There’s a dog park that is in the New North End that is just off the bike path, so if you’re taking your dog for a walk, you can certainly stop at the dog park and socialize them,” Simoneau says. You can go hiking at Ethan Allen Park and take in the views from the historic Ethan Allen Tower. During winter, Simoneau says people explore Arthur Park’s Sea Caves, which can only be accessed when the park’s pond freezes.
