Community at the western edge of the San Fernando Valley

At the western end of the sprawling San Fernando Valley, surrounded by the Santa Monica Mountains, suburban Canoga Park is a greater Los Angeles neighborhood of about 60,000 that maintains a small-town vibe. "This is a close-knit community where yards are small, and neighborhoods are right up against each other like on the East Coast, so people are known to stand outside and talk to their neighbors over their fences," says Keller Williams Realtor Allan Mann, who was born and raised in nearby Simi Valley. In a city and state known for ballooning housing prices, the market here is friendlier to first-time buyers compared to other places nearby. "Canoga Park is a great place to find a Valley starter home," says Re/Max Realtor Alex Montalvo, who has around two decades of experience. "You'll find good home values compared to Woodland Hills or West Hills and lots of turnaround in the market."

Neighborhood was a hub for defense industry workers after WWII

Canoga Park has a mix of single-family homes and condos and townhomes, many of which are clustered along Topanga Canyon Boulevard. Housing inventory is a mix of midcentury ranch-style homes and more contemporary two-story offerings, many with Spanish influence. “This area was born after World War II when it was still a defense industry hub. Veterans returned home, and the construction immediately began on workforce housing,” Mann says. “We’re talking raised foundation houses that are probably about 1,200 to 1,600 square feet. They aren’t on large pieces of land — yards were meant to be small and easy to maintain.” In some places, the neighborhood’s residential streets are quiet and lined by towering palms, with views of the Santa Monica Mountains painting the distance. Streets are wide, well lit and lined by sidewalks, with plenty of parking, though most homes have driveways. Single-family homes are priced between $550,000 for a compact home needing renovations and $1.5 million for something larger and updated. Condos and townhomes are priced between $300,000 and $700,000, depending on the size and age of the community — HOA fees are in the neighborhood of $350 a month.

Project-based learning at Canoga Park Senior High

Los Angeles Unified is an above-average public school district graded B-plus by Niche. Kids in the neighborhood can attend Canoga Park Elementary, a walkable community school graded C by Niche. Christopher Columbus Middle also receives a C. Restaurant scene is a mix of everything with an emphasis on Mexican

Most of the neighborhood's commercial action harkens back to the '60s and '70s. Still, amid the retro signs and storefronts, you'll see modern exceptions like the Westfield Topanga shopping mall, home to Macy's and the shiny, upscale Topanga Social food court. Along Topanga Canyon Boulevard and in various small shopping centers, there is a global mix of eateries from American to Vietnamese and everything in between, including a heavy emphasis on Mexican cuisine. Local standbys include 2 Die for Sushi, El Taco Llama and vegan cafe Follow Your Heart. For staying in, there are grocery store options including Valhalla Supermarkets, Ralphs and Grocery Outlet, as well as the Island Pacific Seafood Market and Shresta Indian Grocery. The Canoga Park Farmers Market features local California produce and is open year-round on Saturdays.

Canoga Park Block Park happens on three days throughout the summer

Two Mexican-influenced celebrations highlight the calendar's annual events — the Cinco de Mayo Fiesta in May and the Dia de los Muertos Festival in November. The Canoga Park Block Park is a free event held one day each month of the summer. The party brings the community together with small business owners and artisans throughout the area.

Canoga Park has many community parks where residents can enjoy time outdoors. Lanark Park is situated on 19 acres with old-growth trees. The park has a pool where visitors can cool off in the summer, an indoor gym with fitness equipment and lighted sports courts and fields. The 14,000-square-foot skate park includes rails, curbs and a quarter-pipe. There is a rubber-cushioned and sail-shaded accessible playground for kids of all ages at Lazy J. Ranch Park in neighboring West Hills. Just northwest, the 1,325-acre Chatsworth Nature Preserve includes woodlands, grasslands and an ecology pond but is open just one day each year in June.

The neighborhood is about three miles north of U.S. Route 101

Canoga Park lacks direct highway access. Topanga Canyon Boulevard, also known as state Route 27, connects to state Route 188 a few miles north and U.S. Route 101 a few miles south. For regional orientation, the neighborhood is about 25 northwest of downtown Los Angeles and about 20 miles east of Thousand Oaks. The drive to Thousand Oaks can take as long as an hour during unpredictable rush hours, while it’s closer to two hours to LA. For those who rely on public transportation, there are bus routes operated by the Antelope Valley Transit Authority and LA Metro Bus. The Warner Center Shuttle connects the area to the G Line Metro, linking to greater LA. Hollywood Burbank is the closest airport, about 20 miles east, and UCLA West Valley Medical Center is a hospital about 3 miles west.
