Hedionda Point is a waterfront community in suburban Carlsbad

With a name that means “stinking” or “fetid,” it’d be easy to wonder why Hedionda Point is a popular neighborhood in Carlsbad. But once buyers see the blue water of Agua Hedionda Lagoon stretching out in front of them, the reasons become clear. “Carlsbad very much has the feel of a typical California beach town, and this particular neighborhood is right on the lagoon and has water access,” says Don Vandover, a Realtor with Coldwell Banker West with over 20 years of experience. “It has nice lagoon views from the neighborhood.” While the white sand beaches are just 2 miles away, Agua Hedionda provides plenty of recreation close to home. The lagoon is divided into three sections and serves multiple purposes, including a power facility, a YMCA camp and an aquaculture farm growing mussels and oysters. The inner lagoon is the recreational and residential part, where homes sit on the waterfront or high on the hillside, offering scenic views.

Boating, paddling and fishing on Agua Hedionda

Agua Hedionda Lagoon is the primary source of outdoor recreation in the neighborhood. “Boating and kayaking are popular, but paddleboarding is probably the biggest thing,” Vandover says. “There are some nature walks around the lagoon and some biking.” Bayshore Drive has a public access point, where visitors can walk to the shore and launch a non-motorized boat or cast a fishing line. California Watersports owns and operates a ramp for motorboats, which requires a launch fee. A permit is required to use any boat on the water, and swimming is not allowed. Short hiking trails are available around the lagoon, including trailheads on Park Drive and Harbor Drive. Just a 2-mile drive west, residents can experience the pristine beaches of Carlsbad, offering room for sunbathing, swimming and surfing on the Pacific coast. Laguna Riviera Park is a green space with tennis courts, basketball courts and a playground.

Townhouses, condos and Spanish-style homes make up Hedionda Point

Hedionda Point features several types of homes, including townhouses, condos and single-family homes. The townhouses and condos tend to be waterfront properties, and many come with amenities like pools, saunas and private boat slips, making it easy for homeowners to get on the water. Homeowners association fees can range from $250 to $950 per month. Townhouses sell for $1.1 million to $1.37 million, while condos can cost between $800,000 and $1.3 million. Single-family homes in the neighborhood include ranch-style houses and New Traditional properties with Spanish influences, like tile roofs and stucco exteriors. Many of these are built close together on tight lots with palm trees and shrubs in the front yard. They’re often on the hillside above the lagoon, and it’s possible to find homes with water views. Houses in the area typically cost between $1.1 million and $2.5 million.

Hedionda Point has no shopping or dining within the neighborhood, but residents can find a broad mix of options a few miles away in Carlsbad Village. This eclectic part of town has casual pizza restaurants and upscale American eateries, like Nick’s on State, known for its steak and seafood. Le Papagayo is a community staple, serving Mediterranean and Mexican-inspired dishes and featuring live music. Locally owned shops in the area sell clothing, furniture and pet supplies. More shopping is available at Carlsbad Premium Outlets, an outdoor mall with stores like Gap, Tommy Hilfiger and Nike. Groceries are available at Vons on Tamarack Avenue.

Public transit and Interstate 5 provide commuting options

Interstate 5 is just west of the neighborhood and offers a 35-mile drive south to San Diego or an 88-mile drive north to Los Angeles. Two North County Transit bus routes serve the neighborhood. The 623 bus has stops on El Camino Real and leads north through Carlsbad and into Oceanside. The 325 bus stops on Tamarack Avenue and also leads north to Oceanside. The closest hospital is Tri-City Medical Center, about 5 miles away.
