If you’re looking for a cozy suburb with access to the city, The Knolls in Centennial, Colorado, is a good option. Just southeast of Downtown Denver, houses are more expensive relative to the Greater Denver Area. Still, thanks to good schools, a central location and an influential homeowners association, the neighborhood is only becoming more desirable. Like other auto-centric cities, Denver is sprawling as it grows, and communities that were once on the outskirts, like The Knolls, are now central.
Home prices in The Knolls range from $450,000 to $1 million. At the bottom of this market, you’ll find townhomes shaded by giant cedar and loblolly pine trees. A late 20th-century three-bedroom townhouse with 1.5 bathrooms with wide wooden siding painted in autumn yellow is listed for $445,000. At $525,000, a three-bedroom French-inspired colonial townhouse with a mansard roof and a bay window is right next to Cherry Knolls Park, which borders the northwestern section of the neighborhood. At the top of the market, a Tudor-inspired four-bedroom mansion with a dark wood exterior and willow oaks and cypress trees on a large lot for just under $1 million.
Streets are very broad in The Knolls; sidewalks are slim, and tall conifers and deciduous trees populate yards. The streets slope and meander gently, and the open feel of the neighborhood slows the pulse. A bikeable greenway called the Big Dry Creek Trail weaves in and around this 1-square-mile locality, buffered by stretches of parkland. Currently, there are 28 miles of bike trails in the city connecting 600 acres of parkland. Centennial city planners intend to build 108 additional miles of trails throughout the county. Greater Denver is an outdoorsy place, and The Knolls is no different. Cherry Knolls Park is a finger-shaped green space of about 200 acres separating residential streets from the commerce on University Boulevard. There’s wild space and creeks to tromp in, fields and courts and playgrounds to play in and small hills to sled down in this neighborhood park.
The Cherry Knolls Shopping Center on the other side of the park has many places to eat and shop. The outdoor mall is home to restaurants like First Watch and Land of Sushi and a branch of a Denver-area grocery chain called Natural Grocers. Across University in the Southglenn neighborhood, there’s a newer outdoor mall complex with a Whole Foods, an ice cream shop, boutique and chain restaurants and a Regal Cinema. You’ll also find a Best Buy and a Staples. AdventHealth Littleton General Hospital is a mile west in Southglenn, and there’s a vet clinic in The Knolls if your furry friend needs medical attention.
Denver’s city center is 15 miles north and can be reached via University Boulevard. Residents of The Knolls can take University south to Colorado State Highway 470, which makes a partial circle around the Greater Denver Area. SH 470 also connects to Interstate 25, which runs north to Wyoming and south to New Mexico. The Denver Light Rail is expanding rapidly, but at this time, the closest station to The Knolls is in the Littleton/Downtown station on the D line. The Knolls is in the Littleton Public Schools district, which is ranked by Niche in the top 5 districts in Colorado. Sandburg Elementary School is within walking distance to most homes in The Knolls and received an A-minus on Niche. Newton Middle School received an A. Arapahoe High School also received an A and was named a Blue Ribbon School by the US Department of Education.
Good schools, proximity to everything Denver offers, and plans for exciting public works projects make The Knolls one of the hottest suburbs in the area.
