Suburban community near Downtown Chandler

Set 20 miles southeast of Phoenix, Arrowhead Meadows is a residential community in Chandler, Arizona, known for its proximity to commercial centers, neighborhood parks and the highly rated Chandler Unified School District. “Chandler is one of the hottest cities in Phoenix,” says Michael Innes, a Realtor with Hague Partners who has purchased and renovated homes in the area. “But this neighborhood's single-family homes are on the lower end of the city's price spectrum because they’re older.” Downtown Chandler is about a mile south, and Valley Metro bus stops along Ray Road make it easy for residents to commute around Chandler and the Phoenix Metropolitan Area.

Single-family ranch-style homes in Chandler

The average home price in Arrowhead Meadows is $430,000, less than neighboring Central Ridge and Downtown Chandler where the averages are $520,000 and $465,000, respectively. “If you’re looking for a house that’s less than $500,000, I would recommend Chandler,” says Innes. In suburban subdivisions like Colonia Granada and Thunderbird Park, residents enjoy sidewalk-lined streets planted with the occasional tree. Most homes here are ranch-style models from the mid-to-late 20th century, typically not part of homeowners' associations and ranging from $400,000 to $500,000. Set on lots of up to 2,000 square feet, many of these ranch-style homes have attached garages, and front yards have either well-manicured grass or rock gardens with low-water plantings. Homes with larger lots, swimming pools and/or saunas can go for up to $600,000.

Chandler Unified District schools receive high marks from Niche

Arrowhead Meadows is part of the Chandler Unified School District, which Niche rates an overall A-plus and ranks the best school district in Arizona. Local kids can start at Hartford Sylvia Encinas Elementary, rated B-plus by Niche and named an A-plus School of Excellence by the Arizona Educational Foundation in 2022. They can then continue to the A-minus-rated Andersen Junior High, where students can get involved with Project Lead the Way, a STEM program that focuses on robotics, coding and modeling. Less than a mile south of Arrowhead Meadows, Chandler High also receives an A-minus and is located next door to the Chandler Center for the Arts.

Arrowhead Meadows Park and other local draws

Just west of the neighborhood, the 30-acre Arrowhead Meadows Park offers grassy fields, baseball diamonds, a 50-meter pool and the 1-mile, paved Arrowhead Meadows Park Loop trail. However, Innes says that Tumbleweed Park, set about 5 miles southeast, is Chandler's major park; the recreation center here includes a ceramics studio, shaded courtyard and indoor track, and local celebrations like the annual Ostrich Festival are held in the park. San Marcos Golf Resort has one of Arizona’s earliest Bermuda-grass golf courses, an 18-hole layout that dates to 1913. Fourteen miles west of Arrowhead Meadows, South Mountain Park and Preserve is the largest municipal park in the United States. This vast urban park offers striking views of the South Mountains and over 100 miles of trails for hiking, mountain biking and horseback riding; residents can hike to Dobbins Lookout to peer over Downtown Phoenix from thousands of feet above.

Local retailers and restaurants within a few miles

Locally owned businesses along North Alma School Road include Si Señor Restaurant of Arizona, where locals can enjoy authentic Mexican staples like enchiladas and gorditas, and Hidden Treasures, which sells vintage clothing and antiques. Less than a mile south, Sunny’s at Chandler Plaza serves brunch classics with an Arizonian twist, like their Pancho Omelet with house-made chorizo and fresh pico de gallo. For groceries, residents head less than a mile north to the family owned El Rancho Market IGA in North Park Plaza. About 4 miles south, “Chandler Fashion Center is one of the newest malls in the entire valley—and it’s just thriving,” says Innes. This mall offers over 100 retailers and restaurants, as well as entertainment options like the Crayola Experience and Harkins Theater.

Entertainment venues near Arrowhead Meadows and local festivals

Each January, the annual Chandler International Film Festival is held at Look Dine-In Cinemas, less than a mile south; the festival screens over 100 movies from around the world and welcomes fans and filmmakers of all experience levels to participate in workshops, speaker panels and more. Across the street from Look Dine-In Cinemas, the Chandler Center for the Arts regularly hosts performances from local dance and theater companies and concerts by touring musicians. The center also hosts a youth theater camp in the summer where kids can learn about dancing, singing and acting before putting on a performance for friends and family. In March, the annual Ostrich Festival is Chandler’s largest annual event and a celebration of the city’s early 20th-century farm-town roots; highlights include ostrich racing, food and music from local vendors and artists and a parade.

Getting around the Phoenix Metropolitan Area

Bordered by Route 87 to the east and less than 4 miles from Route 101, Arrowhead Meadows makes commuting into Phoenix and surrounding communities simple. “Anyone that comes here from out of state, I think this area is on their radar because of the proximity to the highways and job centers. It’s a good location for anyone that’s moving to the area for the first time,” says Innes. Phoenix is about 20 miles northwest, a 25- to 55-minute drive, depending on traffic; locals can also use Valley Metro buses on Ray Road to get around the Phoenix Metropolitan Area. Chandler Regional Medical Center is about 3 miles southwest, and Phoenix Sky Harbor International Airport is 17 miles northwest.
