Set 20 miles southeast of Phoenix, Central Ridge is a residential neighborhood in Chandler, Arizona, known for its many neighborhood parks, highly rated schools and proximity to local shopping and dining. “It’s an older area but established,” says Kelly Saggione, a Realtor with Real Broker who has worked in real estate for over a decade. In the early 20th century, Chandler was known as a farm town, but today the community has grown into a thriving city with a busy downtown, new construction and annual events like Ostrich Festival, where Chandler’s farm town roots are remembered and celebrated. “Chandler is family-oriented,” says Scott Grimes, a Realtor with HomeSmart who has lived in the area for over 45 years. Grimes suggests Chandler to homebuyers who “want to raise a family with decent cost of living and access to lots of stores and restaurants.” In Central Ridge, residents can enjoy quiet neighborhood streets while being just 4 miles west of Downtown Chandler.

Single-family, ranch-style homes in Central Ridge

A sea of ranch-style homes with stucco finishes, Central Ridge offers desert charm with the occasional splash of color from palm trees and mature shrubbery. The average home price in Central Ridge is about $520,000, lower than West Chandler and Central Chandler, where the averages are $590,000 and $715,000, respectively. Homes here sell quickly, and Saggione attributes the fast-paced market to eager homeowners looking to profit from rising property values and house flippers who buy and remodel homes. Homes typically range between $400,000 and $700,000; most are from the late 20th century and are ranch-style or two-story New Traditional homes inspired by Spanish Revival architecture. A typical single-family, three-bedroom home costs around $450,000, but features like covered patios or private pools can raise the price up to $650,000. There are also custom million-dollar homes in gated communities like La Glorieta, where homeowners share community amenities like pickleball, racquetball and tennis courts.

Chandler schools receive high marks from Niche

Central Ridge is zoned for the Chandler Unified School District, ranked the best school district in Arizona and an A-plus overall by Niche. Local kids can start at Andersen Elementary and Andersen Junior High before teens move on to Chandler High, all of which are rated A-minus. At Andersen Elementary, students get involved in school traditions like Kindness Week in February, where kids are encouraged to practice mindfulness and get to paint rocks that are added to the school’s kindness garden. At Chandler High, students can opt into dual enrollment courses for college credit at Chandler-Gilbert Community College.

Lots of neighborhood parks to choose form

“Chandler has lots of parks; there’s something for everyone,” says Grimes. Surrounded by residential subdivisions, Amberwood Park is within a few miles of most Central Ridge homes. The park features sports facilities for basketball and volleyball, picnic pavilions and paved walking trails popular with dog walkers and morning joggers. About a mile south, Thude Park offers a baseball diamond, plenty of open grassy space for pick-up games and a designated RC-plane-flying area. The 30-acre Arrowhead Meadows Park offers a little bit of everything: multi-use fields, baseball diamonds, courts for tennis and pickleball and an outdoor pool. Pequeño Park and Maggio Ranch Park are also in the area, offering many of the same sports amenities and picnic facilities for locals to explore and enjoy. For golfers, the 18-hole course at San Marcos Golf Resort is about 4 miles southeast in Downtown Chandler. The historic resort opened in 1913 and the course features tree-lined fairways dotted with native flora; many notable people have visited here, too, like Cher and Bing Crosby.

Local shopping and dining plazas

For groceries, residents head to the Safeway at Chandler Plaza on West Chandler Boulevard; nearby, residents can shop for secondhand treasures and vintage clothing at 360 Thrift or pick up home goods from Home Depot. Across the street, Sunny’s is a popular brunch spot serving up American comfort food in a casual diner setting. About a mile east on West Chandler Boulevard, residents can find department stores like T.J. Maxx and fast-food restaurants at Chandler Festival Shopping Mall, and further east, the Chandler Village Center is a one-stop shop for retail stores and national chain eateries in an indoor mall setting.

Annual festivals in Chandler keep the community strong

During the Ostrich Festival in March, residents flock to Tumbleweed Park, about 8 miles southeast of Central Ridge, for live music, food and drinks from local vendors and plenty of ostrich-themed gifts and activities, like ostrich racing; the festival is a tribute to Chandler’s colorful history as a farming community in the early 20th century when many ranchers raised ostriches alongside cattle and sheep. In Downtown Chandler, culinary celebrations like the Southwest Cajun Festival in February and the Downtown Chandler Barbeque Festival in March give residents a reason to try new foods and support local vendors, while events like the Chandler International Film Festival in January highlight Chandler’s artistic side. Five miles southeast, the Chandler Center for Arts hosts dance performances, concerts and theatrical productions.

Getting around Central Ridge

Most locals drive to get around Chandler, but Valley Metro buses service the area for easy transit throughout the Phoenix Metropolitan Area. Phoenix is about 20 miles northwest, easily reachable from Highways 101 and 202, which border Central Ridge and merge into Interstate 60. Chandler is popular with commuters, and Saggione says the area is near tech companies like GoDaddy, the ASU Research Park, Edward Jones Headquarters, Shutterfly, Amazon and Intel. Chandler Regional Medical Center is reachable at the southern border of Central Ridge, and Phoenix Sky Harbor International Airport is about 15 miles northwest.
