South Hills pairs history with new development
South Hills itself is not on the National Register of Historic Places, but many of its storybook-like homes and Civil War fortresses are. Overlooking downtown Charleston from rhododendron-covered Appalachian hilltops, South Hills is a lot like its officially historic neighbor across the river, Edgewood. But its business scene and housing stock set it apart. "There's parts of South Hills that are older, just like Edgewood, but then there's a lot more new stuff, and Edgewood does not have the newer stuff. It's mostly older homes," says Realtor Lisa Eden of Old Colony Realtors. Although residents trade walkability for scenic rolling hills, the neighborhood's local business scene, paired with its diverse mixture of high-value housing options, ensures its status as one of Charleston's most coveted neighborhoods. The neighborhood has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.
Finely aged Craftsmans and new builds offer wide price ranges
Colonial Revival and Craftsman-style homes from the 1920s and 30s sing with character from neatly trimmed, sloped lawns throughout the tree-covered neighborhood. Most options sell between $200,000 and $400,000; however, some sell for much higher prices. A handful of expansive historic manors sit atop hills with panoramic views of downtown Charleston, often fetching prices between $1 and $2 million. But not every home in the neighborhood is nearing its 100th birthday. Many split-levels, cottages and ranch-style homes were built in the 1970s and 80s too. Some New Traditional homes have been built as recently as 2017. There's even some newer attached townhouses in South Hills, which typically sell between $85,000 and $320,000. Single-family homes built after the 1970s sell for a wide range. Most options from the 20th century sell between $100,000 and $350,000, while New Traditional homes built after the 2000s sell between $400,000 and $700,000.
James Beard award-winning restaurants on Bridge Road
The heart of South Hills rests upon the Bridge Road Shops. Although it only encompasses a single crescent-shaped block of storefronts, it packs in a whole lot of boutiques, cafes and restaurants, not to mention a few basic needs, like pharmacies, medical offices and a fire station. Residents take their lunch breaks at sandwich shops like Wheelhouse or Bridge Market and Deli. On the weekends, some go to grab a pastry and coffee from Sarah's Bakery before poking through jewelry shops or attending a yoga class. Upscale eateries like Fernbank Public House provide cozy atmospheres and inventive American dishes like braised short ribs. But of all the businesses on Bridge Road, 1010 Bridge is perhaps the most celebrated, as its menu of elegantly plated seafood is the work of Chef Paul Smith, West Virginia's first James Beard Award finalist. Small markets on Bridge Road can provide some basic grocery supplies, but most residents visit Kroger on Corridor G for a full pantry restock.
Pocket parks, scenic trails and private tennis clubs
Numerous small parks are tucked throughout the neighborhood. Oakmont Park is one of the largest, with a baseball diamond, playground and basketball courts all within a single block. Danner Meadow Park offers an additional playground, plus a field for soccer matches encircled by a walking path. The neighborhood is also home to the Charleston Tennis Club, a private facility with dozens of both hardtop and Har-Tru clay tennis courts. But perhaps the most popular amenity in the neighborhood is the Carriage Trail, a short, meandering path that connects the neighborhood with the Kanawha Riverfront. Many claim the trail offers the best sunset views in the region.
Public options in Kanawha County through school choice program
Students begin at one of three elementary schools in or around the neighborhood. These include Weberwood Elementary, Kenna Elementary and Overbrook Elementary, all of which have a Niche score of B-plus. By sixth grade, students may attend John Adams Middle School, also rated B-plus. For their last four years, most students attend George Washington High School, rated B-plus. But some students apply to a different route through the district's school choice program. "If they are focused on sports, George Washington High School and South Johnson High School seem to be the schools," Eden says. "Kids who are really looking to be recognized for their sports abilities tend to migrate to those schools."

Pop-up rock-climbing and pie eating contests at BridgeFest
Residents can make easy trips to the many public events in downtown Charleston, but the Bridge Road Shops also host frequent festivities. A standout is BridgeFest, an annual street fair organized by the Bridge Road Neighborhood Association. A hands-free pie eating contest is one of the main events, but most visitors prefer to eat a bit more gracefully from dozens of food vendors. The street fair also offers an arts and crafts vendor village, live music and family-friendly activities, like a temporary rock-climbing wall.
Easy drives and bus rides to downtown
Several bus routes make stops on the neighborhood's major roads, offering an alternative way to reach downtown Charleston than by car. Some prefer to drive, as the neighborhood is largely sheltered from rush hour traffic on major roads like Corridor G. Some parts of the neighborhood are more walkable than others, but most residential streets lack a sidewalk in this hilly neighborhood.
