Older charm meets modern builds in this evolving enclave

The neighborhood has a mix of older and newer single-family homes set on tree-shaded lots, framed by driveways and sidewalks. “It’s very similar to Commonwealth,” says Anthony Swain, a Realtor with Monarch Group Realty. “It still has that character with some renovated bungalows and cottages mixed in, but there's also new construction and luxury homes in the area now.” Along with those Craftsman bungalows and cottages from the 1930s and 1940s, you’ll find small ranch-style homes, larger modern designs, condos and brand-new townhouses. And just like Commonwealth, the neighborhood has apartment complexes, so renters outnumber homeowners here.

Home prices vary widely but are often lower than Plaza Midwood’s

“There’s an opportunity over there to get a home that’s a little less expensive. You can get a little bit more for your money than in Plaza Midwood,” says Tami von Isakovics, a Realtor with Helen Adams Realty. The median sale price in Commonwealth Park is around $490,000, slightly above Charlotte's median, but well below the medians in Plaza Midwood and Commonwealth. Here’s how home prices break down by type:

  • Condos range from the lower $200,000s to the lower $300,000s.
  • Townhouses range from the upper $200,000s to the upper $400,000s.
  • Detached homes range from the lower $300,000s to more than $1 million.

Neighborhood schools, magnet programs and private options

The highly rated Charlotte-Mecklenburg Schools district serves Commonwealth Park, with students assigned to Merry Oaks International Academy in Country Club Heights, Eastway Middle School in Sheffield Park and Garinger High School in Shamrock. Students can apply to one of the district’s magnet schools through the annual Program Choice Lottery. South Charlotte has private options such as Providence Preparatory School and Charlotte Country Day School.

Short commutes to Uptown by car, bus or bike

Commonwealth is conveniently located for commuting to Uptown, less than 4 miles away. “It’s probably as close to the core of the city as you can get without being directly in Plaza Midwood or NoDa. You still have good accessibility with driving, and it doesn’t get too congested,” Swain says. The neighborhood has direct access to East Independence Boulevard, a major commuter route. “Being able to get onto East Independence, you can go further down to Oakhurst and get into South Charlotte, and you also have easy access where you can get on the highway and go north,” he says. For a car-free commute, you can catch a Charlotte Area Transit System bus along Briar Creek Road or bike along Commonwealth Avenue.

Commonwealth Park has local spots for food and fun

Plaza Midwood and NoDa are nearby for nightlife, arts and entertainment, but there’s still plenty to do within Commonwealth Park. A handful of local businesses anchor the corner of Commonwealth and Pinecrest avenues, including Repo Record, a favorite among physical media collectors, and Frank’s Beer Shop, a dog-friendly spot with craft beers on tap. A variety of shops and restaurants fill Eastway Crossing, such as Book Buyers and Portofino’s Italian Restaurant & Pizzeria. Along Independence Boulevard, Bean Vegan Cuisine has plant-based options, and the old-school South 21 Drive In serves American fare. Bojangles Coliseum, where you can enjoy concerts and sporting events, is within walking distance of the neighborhood.

Where to enjoy outdoor activities in this area

There are no parks within Commonwealth Park, but there are a few nearby. Veterans Park has tennis, basketball and volleyball courts, as well as two ballfields, a playground and a splashpad. The 77-acre Evergreen Nature Preserve transports visitors far away from city life with hiking trails that weave through a hardwood forest. Disc golf is a popular pastime at Kilborne Park, and you’ll find many people walking their dogs through Chantilly Park. In the future, an extension of the Briar Creek Greenway will flow through Commonwealth Park’s west side.

How Commonwealth Park differs from Plaza Midwood

If you’re choosing between Commonwealth Park or Plaza Midwood, here’s what to consider:

  • Commonwealth Park does not have direct access to the LYNX Gold Line streetcar.
  • It has no historic district designations like parts of Plaza Midwood, so renovations and new construction face fewer restrictions.
  • Lot sizes tend to be larger than what you'll find in Plaza Midwood.
  • Plaza Midwood has more houses than apartments, whereas Commonwealth Park has more apartments than houses.
"People who want to be in Plaza Midwood often consider Commonwealth Park because it's right next door," says Kevin Thompson, a Realtor with Helen Adams Realty. "It's a little more affordable and not quite as easy to walk to things, but it's got the same charm."
