Stuart Heights-Rivermont offers a unique setting for fans of modern and historic American architecture. With its bluff-top setting overlooking the Tennessee River and downtown Chattanooga, buyers find a neighborhood of 1,300 homes and many home styles. From 1950s mid-century modern to classic ranch-style homes and small but pristine cottages, buyers are often surprised to discover such variety. The neighborhood was built in the late 1940s and early 1950s by a handful of DuPont and Erlanger Health System executives, who realized upon returning from WW II, that they and many of their employees faced a shortage of housing. Stuart Heights, just northwest of riverfront Rivermont, was undeveloped and populated with wild azaleas, so builders got to work. From starter homes to estates, Stuart Heights-Rivermont homes were built along winding streets with river views.

“We’ve got houses for less than $300,000 all the way up to $1 million or more. There are tiny homes and huge homes. Our historic homes are always very prized, too.” says Sarah Ketterer, a Realtor with Keller Williams Realty. “Our buyers are a mix of people too, from young couples and growing families to retirees.” And azaleas can still be found blooming in spring.

The appeal of historic and brand-new homes are driving price increases

Located less than 5 miles from downtown Chattanooga, buyers will find homes with stunning views of the Tennessee River. “This is a historic and established area, with a tight-knit community.” says Ketterer. Stuart Heights-Rivermont’s location is also hard to beat. “Schools, parks and shopping centers are all just a short distance away,” she continues. “Buyers have everything that they could need within a short drive.”

The average sale price in Stuart Heights-Rivermont over the last 12 months was $632,284. While the average list price is in the mid-500,000s, ranch-style homes have recently sold from about $235,000 to $435,000. French-country style homes with 4,000 square feet have sold from $750,000 to $810,000.

From festivals to farmers markets there’s plenty to do in Chattanooga

Chattanooga hosts year-round events, including concerts and music festivals. The Riverbend Festival entertains Chattanoogans every June. Hamilton County Schools prepare students for college or technical programs

Students can attend public schools in the Hamilton County School District which has a B-grade from Niche and is rated the No. 7 best school district in the Chattanooga area. Students can start their schooling with pre-kindergarten at B-rated Rivermont Elementary. Red Bank Middle and Red Bank High both have an overall grade of B-minus from Niche. Red Bank High received high marks for college preparedness and for their athletic programs.

Chattanooga is well-located between four southeast cities and their airports

The free Downtown Shuttle offers two routes in and around around Chattanooga. The Downtown route travels from Shuttle Park North through downtown to Shuttle Park South on Market Street.
