From farms to housing developments, Valley Township has transitioned over the years from a rural area to a more suburban community. Though some farms remain, the township continues to become more residential and a popular spot for those who want to live near Coatesville.
Most housing developments were established in the early 2000s. They feature a majority of 2,000 to 2,500-square-foot single-family homes, many of which come with attached two-car garages. Modern colonial-style houses are the most common. You’ll also find some contemporary Cape Cods and two-bedroom duplexes. All of these homes can range anywhere from $350,000 to $450,000. Other parts of Valley Township are less systematic, with various homes from the mid-1900s, including ranch-styles and split-levels ranging from $200,000 to $350,000.
Airport Village Shopping Center is the township’s one spot to purchase everyday needs, featuring an ALDI, Rite Aid and Dollar Tree. It’s also home to a couple of restaurants, including Milton’s Pizza & Pasta. For a lively dining experience, hit up Animated Brewing Company. Stop by for a drink in the beer garden, where you can listen to live music every Saturday. Or have fun at one of the brewery’s weekly events, such as a pinball tournament or Quizzo. With Coatesville nearby, you can enjoy the many restaurants in the city’s walkable downtown area. Try the famous jerk chicken at Jam Rock Caribbean Cuisine. And when you’re ready for dessert, stop by Richie’s Water Ice.
One of the few farms still active in the community is Mt. Airy Lavender. Visit the farm and walk through calming fields of lavender, attend an outdoor yoga class or a relaxing picnic. The farm also offers several lavender-infused products to make your home even cozier. For more outdoor fun, head to Rock Run Park to play on the playground and basketball court. There’s also a pavilion where you can gather with loved ones to celebrate a special occasion. John A. Gibney Park has a basketball court and playground as well, so kids have multiple options for playing outside.
Students are part of the Coatesville Area School District, the second most diverse school district in Pennsylvania, according to Niche. Kindergarten through fifth-grade students are split between Reeceville, Kings Highway and Rainbow Elementary Schools. They all go on to Scott Middle School and Coatesville Area Senior High School. The high school, which has a B rating from NICHE, has two separate buildings. One is for 9th and 10th graders, while the other serves juniors and seniors.
With convenient access to the Coatesville Amtrak Station, you can go on a trip to just about anywhere in the country. The train can get you to Philadelphia in about 1.5 hours, or you can make the 45-mile drive. Valley Township is also about 30 miles east of Lancaster and 30 miles south of Reading.
