Just north of Baltimore, Cockeysville appeals to outdoor enthusiasts who aren’t ready to leave city life behind. A thriving suburb, its well-stocked commercial corridor is surrounded by enchanting green spaces, natural areas and miles of hiking trails. Residents enjoy a variety of high-performing schools, diverse restaurants and unique shops while still getting fresh air and silence from the back yards of their Colonial Revival or Cape Cod houses. "It's got conveniences, a great location, and desirable home styles," says Realtor Michelle Pappas of Berkshire Hathaway Homesale Realty, who has sold homes in and around Cockeysville for over 20 years. "It's also got some good attractions and excellent restaurants, and it is known for its hiking trails."

Split-level homes and split rail fences
The streets of Cockeysville, shaded by tall trees and lined with rustic split rail fences, include a mix of midcentury homes and new construction, plus townhouses and apartments. Established residential areas consist mostly of Colonial Revivals and vernacular architecture, such as Cape Cods, ranch-styles and split-levels. Meanwhile, newly constructed single-family homes and townhouses follow the new traditional design trend that is popular in mid-Atlantic suburbs. Single-family homes can range in price from $330,000 to the millions. Townhouses go for lower, usually between $250,000 and $800,000.

Cockeysville is a dream for hikers and swimmers. Home to Beaver Dam Swimming Club, the former marble quarry is now a swimming hole with pools and volleyball courts, open seasonally. When heading east on Delaney Valley Road, pull off at some trailheads just before crossing Loch Raven Reservoir and venture across more than 16 miles of connector trails. Hikers can also take to the Torrey C. Brown Rail Trail, which runs 19 miles north to the border of Pennsylvania. Oregon Ridge Park, home to the Oregon Ridge Nature Center, also has more than 1,000 acres of land with 6 miles of trails. Meanwhile, athletes visit County Home Park, which offers two illuminated Astroturf sports fields, pickleball and tennis courts, walking paths and community gardens.

Classical music in the park
At Oregon Ridge Nature Center, locals can join a nature book club or attend speaking events. The center also hosts interactive events like the Honey Harvest Festival and Maple Sugaring Weekend. In summer, the Baltimore Symphony Orchestra holds concerts at the Park, which always end with fireworks.
High schools with top college prep
Cockeysville students begin their education at one of three elementary schools nearby. Most attend Mays Chapel Elementary, which has an A-minus Niche score. Others might attend Warren Elementary, which has a B Niche score, or Padonia International Elementary, which has a B-minus score and offers bilingual learning. From there, students move up to Cockeysville Middle, which has a B-plus Niche score and small class sizes of 14 students per teacher on average. Dulaney High is the last step for students and gets an A score from Niche, which also ranks Dulaney as the 25th best public high school in Maryland for college prep.

Which way to Wegman's?
Whatever they are searching for, locals can find it at Hunt Valley Towne Center. The outdoor shopping mall has more than 50 retail stores, including a Wegman's location, plus a variety of restaurants and a movie theater. According to Pappas, "They've been expanding and adding to the Centre over the past few years." Some also visit for an upscale dinner of creative seafood dishes at Barrett's Grill. Further south, the York Road commercial corridor houses many big box stores and restaurants. If seeking an original handmade good, visit the Pennsylvania Dutch Market. "It's definitely an attraction," says Pappas. "They've got all kinds of Amish meats, cheeses and pretzels, so folks are drawn there."

Light rail connections to downtown
Many residents commute less than 20 miles to work in Baltimore City. Immediate access to Interstate 83 helps shave down time spent in gridlock. "Traffic varies depending on what section of town you find yourself in, especially up near Paper Mill Road," says Pappas. Alternatively, a bus route runs roughly 10 miles south through Cockeysville from Hunt Valley Towne Centre to Towson Town Center. Cockeysville also has five light rail stations in its western half, which can be taken into downtown Baltimore or all the way south to BWI Marshall Airport.
